Telecom Zoning Specialist

EXPECTATIONS: · Ability to take responsibility for and ownership of project zoning and permitting milestones. · Professional working relationships with Project Team to ensure all zoning and permitting activities are completed timely and accurately. · Ability to report on milestone status to project team members and client managers in a direct, organized, proactive, assertive and forthright manner. · Ability to coordinate zoning activities with project team members and other client vendors, particularly regarding leasing and site design. · Proficient in databases, trackers and client programs. · Flexibility with job assignments as each project team member may need different tasks performed. · Ability to be assertive with jurisdictions and pursue creative solutions to complex problems. · Ability to work with legal counsel or the client regarding resolution of complex issues. · Ability to interpret all aspects of zoning ordinances and permit regulations. · Flexibility to work on multiple projects simultaneously. ESSENTIAL DUTIES AND RESPONSIBILITIES: · Contacts local zoning officer, city/township attorney, adjacent landowners, essential service providers, and reviews zoning information. · Reviews zoning summary and zoning checklists. · Obtains zoning schedule, zoning approval documentation, and “no zoning” letters. · Reviews reports and follows up on inadequate information regarding candidate reports. · Facilitates and attends public hearings. · Attends and participates in weekly status meetings. · Coordinates activities with client. Maintains client contact through telephone and meetings. · Prepares for and presents at hearings. · Prepares and files zoning applications. · Works with architects, surveyors, and engineers to correct construction drawings to accommodate zoning. · Submits all zoning reports/forms to clients as required. · Maintains and performs closeout of zoning information in site project folders. · Assists Zoning Project Manager and Senior Zoning Specialist as needed. · Performs zoning certifications as required.
