Starts Coordinator
Position Summary: The Starts Coordinator serves as the functional owner and operational authority over Brohn Homes’ pre-construction start process, including permitting, start readiness authorization, and start readiness coordination. This role performs work directly related to the company’s core business operations and exercises independent judgment and discretion on matters of operational and financial significance.This position is responsible for independently evaluating start readiness, identifying risks or deficiencies, determining appropriate corrective action, and authorizing progression of homes into construction in accordance with company standards, financial controls, and operational priorities. The Starts Coordinator plays a critical role in protecting construction timelines, financial accuracy, vendor accountability, and operational continuity.Duties / ResponsibilitiesStart Process Ownership and Operational AuthorityOwn and administer the end-to-end pre-construction start process for all homesIndependently evaluate start readiness and determine whether homes meet company requirements to proceed into constructionExercise independent judgment in approving, delaying, or escalating start packages based on readiness, financial accuracy, and operational riskServe as the company’s internal authority on start readiness standards, permitting requirements, and start package completenessIdentify process gaps, operational risks, and financial discrepancies and determine appropriate corrective actionHas authority to authorize or delay home starts based on readiness, budget accuracy, permitting status, and operational requirements without requiring prior approval in routine matters.Permitting Oversight and Decision-MakingIndependently manage permitting strategy, timelines, and submission prioritization based on construction schedules and operational needsExercise discretion in determining submission timing, resolving permitting issues, and coordinating corrective actionsInterface with municipalities and internal stakeholders to resolve permitting barriers and ensure timely approvalsFinancial Review and Budget AccountabilityReview and evaluate start budgets, cost allocations, and site-related expenses for accuracy and operational alignmentExercise independent judgment in identifying budget discrepancies, coding errors, and financial risksApprove or escalate budget variances and coordinate resolution in alignment with company financial controlsProtect financial integrity of start budgets and ensure alignment with company standardsCross-Functional Operational LeadershipServe as a primary operational partner to Purchasing, Construction, Accounting, and Land teamsExercise discretion in resolving start readiness issues, operational conflicts, and timeline risksDetermine prioritization and sequencing of home starts based on operational needs and business objectivesProvide guidance and recommendations to leadership regarding start readiness, operational risks, and process improvementsVendor and Process AccountabilityWork directly with vendors and internal stakeholders to ensure compliance with company standardsIdentify vendor performance issues, documentation deficiencies, or compliance risks and determine appropriate resolutionExercise independent judgment in resolving operational and process-related issuesSystems Administration and Operational IntegrityMaintain accurate operational data related to start readiness and construction initiationExercise discretion in identifying discrepancies, ensuring data accuracy, and resolving inconsistenciesSupport operational reporting and readiness visibility for leadershipContinuous Improvement and Operational OptimizationIdentify operational inefficiencies and recommend process improvementsSupport development and implementation of best practices to improve operational efficiency and risk mitigationQualificationsHigh School diploma required; college degree preferred or equivalent professional experienceExperience in construction operations, purchasing, starts coordination, or operational administration preferredStrong analytical, financial, and operational reasoning skillsAbility to exercise independent judgment and make decisions affecting operational outcomesStrong understanding of construction processes, permitting workflows, and budget structures preferredAbility to interpret operational and financial data and identify discrepanciesStrong organizational and prioritization skillsExcellent communication and problem-solving abilitiesSupervisory Responsibility: This position does not have direct supervisory responsibilities but exercises functional authority over the start readiness process.Work Environment: This job operates in a professional office environment.Physical Demands: The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.While performing the duties of this job, the employee is regularly required to talk or hear.
