The company operates several offices throughout the United States and is known for its collaborative culture, strong leadership, and commitment to long-term employee growth.Position OverviewThe Senior Estimator will play a key role in the preconstruction process, developing accurate and competitive estimates for ground-up commercial construction projects typically valued at $20M+.This position is ideal for a seasoned Senior Estimator or an experienced Project Manager with strong estimating exposure who is interested in transitioning into a dedicated preconstruction role.The selected professional will work closely with leadership, project teams, architects, engineers, and subcontractors to ensure projects are priced competitively and positioned for successful execution.Key ResponsibilitiesPrepare conceptual, schematic, design-development, and GMP estimates for ground-up commercial construction projectsPerform detailed quantity takeoffs, cost analysis, and pricing evaluations across all tradesLead and support the preconstruction process from pursuit through final proposal submissionSolicit, evaluate, and level subcontractor and vendor bidsCollaborate with Project Managers, Superintendents, Architects, Engineers, and ownership teams during preconstructionParticipate in value engineering, constructability reviews, and cost optimization initiativesSupport proposal development, bid presentations, and client interviews when requiredAssist with project handoff from Preconstruction to Operations to ensure continuityMonitor market conditions, labor availability, and material pricing trendsManage multiple estimates simultaneously in a fast-paced environmentQualifications & ExperienceMinimum 7-10+ years of experience in commercial constructionProven experience in estimating or preconstructionExperience with ground-up commercial projects valued at $20M+Background as a Senior Estimator or Project Manager with estimating responsibilitiesStrong understanding of construction means, methods, and sequencingAbility to analyze drawings, specifications, and scope documentsExperience performing detailed quantity takeoffsStrong analytical, organizational, and problem-solving skillsExcellent written and verbal communication skillsAbility to manage multiple deadlines and prioritiesCollaborative, team-oriented mindsetTechnical SkillsMicrosoft Office Suite (Excel, Word, Outlook)ProcoreBluebeamMicrosoft Project preferredPreferred Project ExperienceExperience across diverse commercial project types such as:Tilt-wall industrial / distribution facilitiesLight industrial and warehouse developmentsHigh-rise or mid-rise multifamilyHospitality / wood-frame constructionHealthcare or medical office buildingsRetail developmentsMulti-story self-storageBilingual English/Spanish is a plus.Compensation & BenefitsEqual Opportunity Employer / Disabled / Protected VeteransThe Know Your Rights poster is available here:https://www.eeoc.gov/sites/default/files/2023-06/22-088_EEOC_KnowYourRights6.12.pdfThe pay transparency policy is available here:https://www.dol.gov/sites/dolgov/files/ofccp/pdf/pay-transp_%20English_formattedESQA508c.pdfFor temporary assignments lasting 13 weeks or longer, AppleOne is pleased to offer major medical, dental, vision, 401k and any statutory sick pay where required.We are committed to working with and providing reasonable accommodations to individuals with disabilities.
