Maintenance Technician

Position Title: Part-Time Maintenance Technician – Harris Courts Apartments Reports To: Maintenance Supervisor Work Hours: 20 hours per week (flexible scheduling within business hours) Primary Location: Harris Courts Apartments, Harrisville, NY Compensation: Hourly, based on experience Position Summary: The Part-Time Maintenance Technician is responsible for performing a range of maintenance and repair duties to ensure the safety, functionality, and cleanliness of the Harris Courts Apartments property. The position reports directly to the Maintenance Supervisor and supports the broader goals of property upkeep and resident satisfaction. Essential Duties and Responsibilities: Conduct routine and preventative maintenance on buildings, units, and grounds. Respond to maintenance requests and work orders in a timely and professional manner. Troubleshoot and perform minor repairs on plumbing, electrical systems, HVAC units, appliances, and structural elements. Maintain common areas including hallways, entryways, stairwells, and laundry facilities. Complete seasonal work such as snow removal and de-icing. Coordinate with and monitor outside contractors as needed. Ensure adherence to safety protocols and cleanliness standards across the property. Assist with unit turnover tasks including painting, cleaning, and basic repairs. Maintain inventory of tools and supplies; request restocks as needed. Document completed work and report any safety concerns or property damage promptly. Qualifications: High school diploma or equivalent. At least 2 years of experience in general maintenance or a related field. Working knowledge of building systems and basic trade skills including plumbing, electrical, carpentry, and HVAC. Ability to work independently and manage tasks efficiently. Valid driver’s license and reliable transportation. Physical ability to lift 50 lbs, climb stairs and ladders, and perform manual labor in varying weather conditions. Additional Notes: The role is based at Harris Courts Apartments. Tools and equipment are provided. A background check is required prior to employment.
