Director, Colocation Leasing
ROLE OVERVIEWNscale is seeking a Director, Colocation Leasing to lead the sourcing, negotiation, and securing of third-party colocation and wholesale data center capacity that powers Nscale's AI compute across the Americas. Reporting to the SVP, Site Selection, you will own colocation deal flow end-to-end — from identifying providers and opportunities through commercial negotiation and contract execution.You will be the company's primary commercial lead with colocation and wholesale operators, negotiating multi-megawatt agreements that meet Nscale's power, scale, and speed requirements, and aligning contracted capacity with the company's compute demand and capacity plan.CAPACITY SOURCING & DEAL ORIGINATIONOriginate and lead deal flow for colocation and wholesale capacity — identify, qualify, and pipeline providers and powered-land sites that meet Nscale's power, scale, and design requirementsBuild and maintain relationships with colocation providers, wholesale operators, landlords, and brokers across target markets in the AmericasMaintain market intelligence on colocation and wholesale supply, pricing, and provider landscape to inform sourcing strategyPartner with Sales and Market Intelligence to align sourcing with Nscale's target-market thesisCOMMERCIAL NEGOTIATION & EXECUTIONLead commercial negotiation and execution of colocation and wholesale agreements — LOIs and term sheets, leases and licenses, MSAs, expansions, renewals, and amendmentsNegotiate pricing and key commercial terms — $/kW-month, contracted vs. usage-based power, escalators, term, commencement and ramp schedules, SLAs, and exit and termination rightsBuild and review deal financial models (TCO, NPV, capital exposure, sensitivity analysis) and benchmark deals against market comparablesLead commercial due diligence on providers and sites — power, cooling, PUE, redundancy, and delivery timelineCAPACITY PLANNING & PORTFOLIO MANAGEMENTAlign contracted colocation inventory (MW, go-live dates, phased delivery) with compute demand and long-range capacity forecastsManage the colocation lease portfolio — renewals, restructuring, and optimization to control cost and mitigate capacity riskPartner with Finance, Legal, Design, and Compute/Capacity teams to convert demand into signed capacityDeliver executive reporting on committed MW, financial commitments, deal status, and portfolio riskSTAKEHOLDER ENGAGEMENTServe as Nscale's primary commercial point of contact with colocation and wholesale partners; run business reviews and partner performance trackingHire, mentor, and develop junior team members, building a high-performance team culture as the team scalesQUALIFICATIONSBachelor's Degree in Business, Real Estate, Finance, Engineering, or a relevant discipline, or equivalent combination of education and experience8+ years of related experience in data center leasing, colocation / wholesale procurement, or data center real estate, with a track record closing large, complex, multi-megawatt dealsData center, colocation, or mission-critical infrastructure experience strongly preferredDemonstrated lease / MSA and commercial term negotiation experienceStrong financial modeling (TCO, NPV, capital exposure) and commercial evaluation skillsDeep knowledge of colocation and wholesale markets, providers, pricing, and lease structuresTechnical fluency in power (kW/MW, density), cooling, PUE, and redundancy conceptsProficiency in Google Suite and Microsoft Office toolsExcellent communicator and relationship manager across all levels — from providers to executive leadershipWillingness to travel up to 25% based on business needsABOUT NSCALENscale is taking on the hyperscalers by building a vertically integrated GenAI cloud platform.
