Reports to Maintenance Manager and Property Manager on a regular basis, as directed.Basic Functions:Responsible for helping to maintain the entire property in an attractive, comfortable conditionAssist in all types of maintenance, when necessary and as requested ∙ Complete the turnovers/make‐readies of vacant unitsOn‐call in accordance with scheduling to handle maintenance emergencies from residents and property emergencies. Should be familiar with location of power, water and gas turnoff valves, clean‐out traps, fire extinguishers and fire hydrants on the propertyAssist in trash and pet waste pickup and on the propertyAssist with resident functions, as requestedResponsibilities:The activities listed below are not all inclusive; however, they are indicative of the types of activities normally performed by the Maintenance TechnicianComplete all duties regarding make‐ready/vacant unitsService appliances, as requestedService general plumbing and basic electrical needs of the property to include replacing/fixing toilets, light switches, garbage disposals, ceiling fans, etc. ∙ Re‐key locks, as requestedAssist in maintaining inventory of tools, equipment, and suppliesNotify Maintenance Manager and/or Property Manager, as directed, regarding any supplies necessary to complete service requestsReplace burned out light bulbs, broken globes, etc. in units and throughout the exterior of the property, as neededClean and pressure‐wash breezeways to eliminate dirt, bugs, cobwebs, etc. on a regular basisJob Description: Maintenance TechnicianPerform corrective maintenance per residents’ needs following company procedures when performing service requestsObserve condition of apartment and report any unusual circumstances (size/number of pets, unauthorized occupants, illegal activity, etc.)Observe condition of property in general and reports any unusual circumstances. ∙Make regular inspection of the grounds, buildings, plumbing, electrical fixtures, appliances, and major equipmentEnter occupied apartments to perform necessary repairsClean up thoroughly after performing workFollow company procedures regarding safety and emergenciesAttend employee meetings and training seminars, as directedWear company uniform and badge during work hoursTeamwork:Maintain good relationship with other staff members, working with the PropertyManager and under the direction of the Maintenance ManagerMaintain good rapport with contracted vendors working on the property ∙Maintain good rapport with current and prospective residentsJob Requirements:Ability to bend, kneel, and climb stairsAbility to lift, carry, and push heavy loads (50+ lbs)Availability to work on‐call shifts during nights, weekends, and holidays (as directed by property management)Company DescriptionWho we are:Henry Turley Company (HTC) looks for projects that make our city better.
