Property Manager
I am recruiting for an established commercial property management company seeking an experienced Property Manager to join their team in Charleston, South Carolina. This is a full-time, on-site position responsible for the day-to-day management of a diverse portfolio of office and retail properties (single-tenant and multi-tenant) across the Southeast and Mid-Atlantic.This role partners closely with executive leadership and plays a key role in tenant relations, budgeting, CAM reconciliations, vendor management, and financial reporting.Key ResponsibilitiesProperty & Tenant ManagementServe as the primary point of contact for tenants regarding maintenance, operations, and general inquiriesCoordinate tenant move-ins and move-outs in partnership with the brokerage teamEnsure tenant compliance with lease terms, insurance requirements, signage criteria, and property rulesOversee emergency and preventive maintenance, physical inspections, and vendor servicesMaintain accurate tenant and vendor filesFinancial & Reporting ResponsibilitiesDevelop and manage annual operating and project budgetsPrepare monthly property management and financial reportsCoordinate rent collection and resolution of outstanding balancesPerform CAM, Tax, and Insurance reconciliations and billingsInput and track lease data within property management software systemsVendor & Maintenance OversightBid, award, and manage service contractsSchedule and coordinate required inspections (fire alarm, sprinkler, backflow, hydrant flow tests)Ensure vendors meet company standards, maintain proper insurance, and comply with contract termsOversee in-house maintenance, housekeeping, and landscaping staffAdditional ResponsibilitiesParticipate in on-call rotation for after-hours issuesCommunicate operational or structural issues to leadershipSupport additional projects as neededQualificationsBachelor's Degree required3–5+ years of commercial property management experience (retail and/or office)Strong understanding of lease administration and tenant financialsExperience with CAM reconciliations, budgeting, and expense trackingExcellent organizational, communication, and customer service skillsDetail-oriented with strong math and accounting aptitudeTeam-oriented and self-directedPreferred ExperienceSage 300 / TimberlineRentManagerCommercial portfolio management experienceCompensation & BenefitsCompetitive salary based on experiencePaid Time OffPaid HolidaysHealth Insurance ReimbursementCell Phone StipendWork LocationOn-site | Charleston, SCFull-time, permanent position
