Brief DescriptionMiddleburg operates a system for delivering rental housing at scale across the highest-growth markets in the United States—aligning capital, development, construction, and operations to reduce variability and produce consistent outcomes.As the Talent Acquisition Specialist, Sales & Leasing you will lead high-volume recruiting for lease-up communities and stabilized assets across our multifamily portfolio. This role is responsible for hiring sales-driven leasing professionals and onsite teams that directly impact occupancy, revenue growth, and the resident experience.This individual will operate as a strategic partner to sales and operations leaders, supporting new developments through rapid team build-outs and proactive talent pipeline development. The ideal candidate understands the urgency and pace of lease-ups and can build strong talent pipelines in competitive markets.This position will be full-time, in person, located in either the Vienna, VA office and will report directly to the SVP, People & Culture.Essential Duties & Responsibilities:Lease-Up Recruiting ExecutionLead full-cycle recruiting for lease-up communities, including regional sales roles, new home sales consultants, & leasing teamsEnsure timely staffing aligned with occupancy and revenue goals Ensure a positive candidate experience while maintaining speed and efficiency in hiring Sales Talent AcquisitionIdentify and attract candidates with strong sales, closing, and customer conversion skills Partner with hiring managers to prioritize sales aptitude over property management experience where appropriate Develop innovative and targeted sourcing strategies for competitive labor markets Pipeline & Market StrategyBuild and maintain active pipelines of leasing talent for upcoming developments Track and manage recruiting metrics (time-to-fill, pipeline conversion, hiring velocity) Stay informed on local market trends, competitor hiring, and compensation benchmarks Stakeholder PartnershipPartner with Sales & Operations leaders to forecast hiring needs Act as a strategic advisor on hiring timelines, talent availability, and workforce planning Employer Branding & EventsSupport hiring events, open houses, and community-based recruiting efforts Enhance employer brand positioning for leasing and sales talent RequirementsKnowledge and Experience: 3–6+ years of recruiting experience in multifamily, real estate, retail, or sales environmentsBachelor’s degree in Human Resources, Business Administration, or a related field (or equivalent experience)Strong sourcing and interviewing skills, including experience with social media recruitment (Linkedin, Indeed, Glassdoor, industry boards, etc.)Proven success in high-volume or growth-phase hiringStrong understanding of sales profiles and performance indicatorsAbility to manage multiple requisitions across regionsExperience with ATS systems (UKG preferred) and AI recruiting toolsExcellent communication, negotiation, and interpersonal skillsStrong organizational skills with the ability to manage multiple requisitions simultaneouslyProficiency in Microsoft Office SuiteStrong problem-solving and critical thinking abilitiesAbility to maintain confidentiality with sensitive dataPreferred Experience:Lease-up or new development hiringRecruiting for commission-based or sales-driven positionsSummaryWhat we can offer you:Great benefits - We offer comprehensive health and wellness benefits tailored to meet your needs.
