This role goes beyond traditional construction management, emphasizing investor engagement, project optimization for maximum returns, and adherence to sustainable practices.Key ResponsibilitiesProject Planning: - Develop comprehensive project plans, outlining timelines, milestones, and required resources. - Collaborate with clients, architects, project managers, sales, accounting staff, and subcontractors to define project requirements and objectives.Budget Management: - Prepare detailed cost estimates and budgets for projects. - Monitor and control expenses to ensure adherence to financial targets.Subcontractor Management: - Select, hire, and manage subcontractors based on project needs. - Ensure subcontractors comply with project specifications, quality standards, and timelines.- Manage Vendors.Quality Assurance: - Implement and enforce quality control measures to meet or exceed project specifications- Conduct regular inspections to ensure work meets industry standards and client expectations.- Oversee construction activities, ensuring alignment with investment objectives and sustainability. - Mentor and train project managers and staff, emphasizing our forward-thinking approach.Timeline Oversight:- Develop and maintain project schedules, coordinating tasks to meet deadlines. - Identify and address potential delays, taking proactive measures to keep the project on track. Communication and Collaboration: - Serve as the primary point of contact between clients, architects, subcontractors, and the project team. - Facilitate regular meetings to update stakeholders on project progress and address any concerns. Risk Management: - Identify potential risks and develop risk mitigation strategies. - Implement safety protocols to ensure a secure working environment for all personnel. Documentation and Reporting: - Maintain accurate project documentation, including contracts, change orders, and correspondence. - Generate regular progress reports for clients and stakeholders. Problem Resolution:- Address and resolve any issues or conflicts that may arise during construction. - Implement effective solutions to keep the project moving forward smoothly. Client Satisfaction: - Prioritize client satisfaction by delivering a high-quality finished product that meets or exceeds expectations. - Foster positive relationships to encourage future collaboration. Insurance Coordination: Identify and Acquire Necessary Insurances: - Work closely with relevant stakeholders to identify and specify all required insurances for construction projects. - Provide a comprehensive list of insurance coverage needed for each project. Compliance Management: Ensure compliance with State Requirements: - Advise on all necessary actions and obligations to ensure the Construction Company´s compliance with state regulations. - Detail the steps and protocols required to meet state compliance for construction companies. Guidance on ComplianceProvide Guidance and Assistance: - Offer detailed instructions on all aspects of compliance, including legal and regulatory obligations. - Assist in developing and implementing policies and procedures to meet and exceed compliance standards. Insurance Procurement: Assist in Insurance Procurement: - Collaborate in the procurement of required insurance policies from start to finish. - Facilitate the entire process, ensuring comprehensive coverage and adherence to legal and contractual obligations.
