Due Diligence Manager - Land Development & HomebuildingPosition SummaryAppleOne is currently recruiting for a Due Diligence Manager to oversee and direct all aspects of homebuilding due diligence, plan approvals, entitlements, and permit processing for residential communities. This role leads the forward planning and due diligence team, coordinating with internal departments, public agencies, and external consultants to ensure projects are fully vetted, approved, and delivered on time and within budget. The ideal candidate has strong experience in land acquisition, entitlement analysis, and residential development planning.Key Responsibilities• Supervise and manage due diligence activities for land acquisition deals, including Target Deals and CIC approved projects, through pre close.• Ensure community schedules are executed to support construction start dates and home closing timelines.• Coordinate and implement design and engineering input from division executives and leadership teams.• Manage consultants including architects, civil engineers, landscape architects, soils engineers, environmental consultants, and other specialists required for due diligence and entitlements.• Delegate and prioritize workloads for Project Managers, ensuring accountability to budgets, schedules, and scope.• Track and assist with agency submittals, plans, entitlement applications, and permit approvals.• Manage and/or create Lot Fits, site layouts, and development scenarios.• Support Land Special Projects, including conceptual layouts, estimating, feasibility analysis, value engineering, and schedule and budget development.• Assist in structuring, assembling, and presenting Green Folder and land approval presentations.• Perform additional duties as assigned in support of land development and due diligence initiatives.Qualifications & Requirements• Minimum 5 years of experience in due diligence, land development, entitlements, community acquisition, or homebuilding (public agency experience preferred).• Proven experience in residential homebuilding or land development processes.• Advanced computer skills including Excel and AutoCAD.• Strong analytical, writing, and problem solving skills.• Excellent communication, presentation, and interpersonal skills.• Ability to manage multiple complex deadlines simultaneously.• Receptive to constructive feedback and committed to teamwork and collaboration.How to Apply• For more information on this opportunity and a confidential conversation,please contact Mike Marmolejo at 5 5 9 - 5 4 7 - 6 0 6 4 or email your resumeto m m a r m o l e j o @ a p p l e o n e . comEqual Opportunity Employer / Disabled / Protected VeteransThe Know Your Rights poster is available here:https://www.eeoc.gov/sites/default/files/2023-06/22-088_EEOC_KnowYourRights6.12.pdfThe pay transparency policy is available here:https://www.dol.gov/sites/dolgov/files/ofccp/pdf/pay-transp_%20English_formattedESQA508c.pdfFor temporary assignments lasting 13 weeks or longer, AppleOne is pleased to offer major medical, dental, vision, 401k and any statutory sick pay where required.We are committed to working with and providing reasonable accommodations to individuals with disabilities.
