Construction Superintendent

Project Superintendent JOB PURPOSE: Deliver quality-driven construction services that meet or exceed customer expectations using customer-focused, safety-perfect, innovation-leveraged, execution-aggressive methods. Run day-to-day aspects of the job on-site, ensuring coordination and supervision of work. Maintain unquestioned integrity and a strong work ethic, ensuring compliance with company values and standards. Manage and ensure the project schedule and quality standards are met. ESSENTIAL FUNCTIONS/MAJOR RESPONSIBILITIES: Job Start-up Set up the job site, ensuring readiness and organization. Implement and monitor job site safety practices, ensuring compliance and prevention of accidents. Analyze and implement job site protection, ensuring security and preservation of property. Schedule and supervise pre-start meetings, ensuring alignment and preparation of the project team. Assist project manager in selecting subcontractors, ensuring quality and value for the project. On-going Activities Review shop drawings before submission to the architect, ensuring accuracy and compliance with project specifications Layout all visual components (i.e., light fixtures, HVAC grills, outlets, switches, etc.), ensuring coordination and consistency Maintain good project morale, ensuring motivation and satisfaction of the project team Identify problem subcontractors well before their performance can affect a project, ensuring quality and timeliness of work. Hold foremen meetings between the key subcontractors, ensuring collaboration and alignment of expectations. Ensure all subcontractors are installing material as per the contract documents, ensuring adherence to scope and budget. Ensure all subcontractors are aware of project milestones and adhere to the project schedule, ensuring timely and effective completion of project deliverables. Ensure all subcontractors perform work that follows our standards, ensuring quality and consistency of work. Identify inconsistencies in the contract documents and develop a solution before the item interferes with the critical path, ensuring clarity and efficiency of work. Evaluate, train, and directly supervise employees, ensuring skill development and performance management. Negotiate crew, equipment, and laborer/truck, ensuring cost-effectiveness and availability of resources. Anticipate problems, ensuring proactive and preventive actions. Compose three-week look ahead schedules and distribute them to the project manager weekly, ensuring visibility and planning of project activities. Schedule subs on the job, ensuring coordination and supervision of work. Anticipate schedule, calling and scheduling all subcontractors according to job pace, ensuring adherence to project timeline and milestones. Order and monitor material, ensuring timely delivery and quality control. Meet with mechanical contractors before framing, ensuring collaboration and preparation of work. Officiate over tagging and documenting mechanical systems by subs, ensuring documentation and quality control. Videotape the interior of all rooms before insulation, ensuring documentation and quality control Schedule, monitor, and account for tools used, ensuring efficiency and accountability of resources. Maintain relations with neighbors and town officials, ensuring goodwill and compliance with local regulations. Request and monitor building department inspections, ensuring compliance and approval of work. Maintain current construction plans and SK log, ensuring documentation and organization of project details. Send requests for information to architects, maintaining a log of requests, ensuring clarity and accuracy of project specifications. Review all design drawings for accuracy, practicality, and efficiency, ensuring alignment with project objectives and expectations. Review all shop drawings to ensure that they accurately reflect as-built conditions and/or will work with future plans, ensuring compliance and consistency of work. Prepare lumber take-off from framing plan, ensuring accuracy and availability of material Prepare trim take-offs, ensuring accuracy and availability of material. Review cuts/literature from suppliers and subcontractors, ensuring accuracy and compliance with project specifications. Perform safety training, ensuring skill development and awareness of safety regulations Record safety training, ensuring documentation and accountability of safety practices Ensure good job site housekeeping, ensuring cleanliness and organization of the work environment. Prepare daily field reports electronically, ensuring documentation and communication of project status and activities. Budget Keep up with the budget, requesting information from the project manager, and ensuring adherence to scope and cost. Document all time and material work, ensuring accountability and transparency of resources.Job Completion Organize and oversee meetings with subcontractors to review pre-punch list items. Prepare and update punch list(s) based on project specifications and quality standards. Gather and store product warranty documents and user manuals for future reference. Coordinate with Project Manager(s) to facilitate final inspections for a certificate of occupancy and obtain the certificate upon completion. JOB SCOPE: Must be able to communicate effectively both verbally and in writing. SUPERVISORY RESPONSIBILITY: Directly supervises carpenters and subcontractors on the job. Responsibilities include planning, assigning, and directing work, addressing complaints, and resolving problems. INTERPERSONAL CONTACTS: Contact with all levels of personnel within the company and with clients, their advisors, subcontractors, and vendors. SPECIFIC JOB SKILLS: Read and interpret blueprints with 100% accuracy and proficiency. Plan for activities and milestones up to several months in advance. Anticipate and resolve potential problems proactively. Communicate effectively in both oral and written forms. Manage multiple tasks simultaneously and prioritize them according to project needs. Maintain a good driving record and follow traffic rules. EDUCATION AND/OR EXPERIENCE: Preferred degree in Business Management, Construction, or a related field. Minimum seven years of experience in residential construction, including two years of a supervisory role. Carpentry skills are an advantage. WORKING CONDITIONS: Work hours are 7:00 AM to 5:30 PM with occasional overtime. Spend most of the time (95%) on the job site. Perform physical activities such as standing, walking, climbing, bending, kneeling, crawling, reaching, lifting, and carrying frequently.
