Job DetailsDescriptionPay Rate: $75,927.33Shift: 1:30pm - 10:00pm Schedule: Friday - Tuesday (Off Tuesdays and Wednesdays)Job Summary:Administers all aspects of the custodian contract at assigned site for assigned shift. Position requires strong interpersonal skills and compassion and respect for persons with disabilities.Essential Functions: Complies with all Agency policies and procedures and follows contract specificationsEstablishes and maintains positive relationships with government facility staffAccepts service requests and with CA approval provides service based on agreementManages the performance and time schedules of the supervisors responsible for the cleaning crews for assigned area and shiftAssigns and oversees the accomplishment of project work given to supervisorsTrains and inspects the work of supervisors to ensure their performance supports satisfactory completion of contract requirementsPerforms quarterly evaluations on supervisors to ensure satisfactory performance of contract requirements that the Project Manager and Chimes Human Resource Officer policies and procedures are adhered toInspects work assigned to custodial staff to ensure it has been completed in accordance with prescribed schedules/time linesObserves, manages, and provides feedback to all staff to ensure accurate job completionPersonally observes work performed during assigned shiftEnsures shift work assignments meet or exceed contract requirements. Makes necessary changes in custodial staff/work force to complete all work assignments according to time lines and schedulesIdentifies sub-standard cleaning procedures, processes, and misuse of materials and assists in correcting any deficiencies foundTakes necessary steps/action to improve the quality of work that is identified by MAA Inspectors or Reports as substandard/unsatisfactory and ensures that corrective actions taken to fix deficienciesDesigns training programs and implements new/improved procedures to correct any deficienciesTrains supervisors on how to process personnel paperwork. Manages, reviews, edits, and if necessary, corrects the paperwork completed by supervisors as it relates to employees attendance, overall work performance, employee communications, incident reports, leave slips, return back to work issues, coordination of shift transfers, and any other paperwork that may be written during the course of the work dayEnsures supervisors and other staff accurately complete and submit vital daily, weekly, and monthly reports required by either Chimes or MAAAssists with new employee onboarding to include time card & uniform requests and badging applicationReviews and submits leave request dailyReviews time and attendance weeklyEnsures all correspondence is quality reviewed before sending it to the Project ManagerEnsures timely, accurate completion of evaluations and employee communicationsImplements and manages the inclement and emergency operational plans for shiftProvides supervisors with SIDA rules/regulations, recent tenant information advisories, and news from the MAA regarding safety policies and proceduresDisciplines supervisors and approves/disapproves the discipline actions taken for employees by supervisors after review with HRComplies with MAA’s rules for the site, security and safety guidelines and Chimes Rules For The Workplace and ensures other employees do the sameObserves BWI Security Procedures for unescorted access privileges to the Security Identification Display Area (SIDA) and ensure that all others follow the proceduresInstructs supervisors on new and improved policies/procedures that support employee training, issuance of uniforms, incentives and process improvements for high end industrial janitorial projects for high traffic areasReports equipment down time problems and provides the Project Manager / Equipment Manager with frequent status report on the use and condition of equipment for their specific shift/piersEnsures employees comply with the safety policies and procedures established by Chimes Human Resource Office/Training Office or Project ManagerEnsures compliance with dress code and personal hygiene standards for self and staffComplies with and ensures staff compliance with all building and security requirementsActs as supervisor, if back-up system failsWorks cooperatively with HR to sustain employment for individuals with disabilitiesPasses and complies with CPR/First Aid training and OSHA trainingSecondary Functions:Serves as a liaison with community agencies and job coaches to aid Chimes employeesAssists in the planning and implementation of staff development This means that when the facility is facedwith an institutional emergency, employees in this position may be required to remain at theirwork location or to report to work to protect, recover, and continue operations at the facility.Education:High School diploma or equivalentValid CPR/FA certification preferredKnowledge of green cleaning principles and CIMS certification requirementsKnowledge of electronic tracking systemsKnowledge of regulatory standards, hospital standards, and facility managementKnowledge about regulations for SDS, Fire and Safety, Hazard Communications and Blood borne PathogensExperience: Two (2) years recent experience within the last four (4) years in directing cleaning type operations in a supervisory capacity for buildings of the approximate size and occupancy levels of the building to be cleaned under this contract.
