This individual will be responsible for delivering exceptional resident service, maintaining high operational standards, and managing the building's financial performance with a strong focus on budgeting and cost control.Key ResponsibilitiesBuilding OperationsOversee all day-to-day operations of a luxury condominium propertyMaintain the building to the highest standards of cleanliness, safety, and functionalityConduct regular inspections of common areas, mechanical systems, and amenitiesResident RelationsServe as the primary point of contact for residents and unit ownersAddress inquiries, concerns, and service requests promptly and professionallyFoster a high-end, hospitality-driven resident experienceFinancial & Budget ManagementPrepare and manage the annual operating budgetMonitor expenses, identify cost-saving opportunities, and control variancesReview monthly financial reports and work closely with accounting teamsOversee reserve planning and capital expenditure trackingVendor & Project ManagementManage relationships with vendors, contractors, and service providersNegotiate contracts and ensure quality service deliveryOversee maintenance schedules and capital improvement projectsCompliance & AdministrationEnsure compliance with NYC regulations, building codes, and condo bylawsMaintain accurate records, reports, and documentationCoordinate board packages, reports, and meeting materialsTeam LeadershipSupervise on-site staff including concierge, porters, and maintenance personnelProvide leadership, training, and performance managementPromote a culture of accountability and high performanceQualifications3-7+ years of property management experience, preferably in luxury residentialStrong budgeting and financial management experience requiredKnowledge of NYC condominium operations and regulationsProven ability to work independently and take initiativeExcellent communication and problem-solving skillsProficiency in Microsoft Office and property management softwareKey TraitsSelf-starter with strong ownership mindsetDetail-oriented and highly organizedProfessional, polished, and service-focusedAble to manage multiple priorities in a fast-paced environment
