Property Supervisor - Affordable Housing Portfolio

Job Description DESCRIPTION OF DUTIES: Reporting to the VP of Operations, the Property Supervisor will be managing a portfolio of affordable housing properties and is responsible for ensuring high-quality operations, compliance, financial performance, and resident services. Duties include: Implement CMC's Standard Operating Procedures and annual Management PlansMonitor and approve property expenditures in accordance with the Chart of Accounts and approved budgetsPerform financial analysis and effectively communicate results to ownershipPrepare and submit required financial, compliance, and monitoring reportsDraft annual Operating BudgetsEnsure compliance with Resident Selection Criteria, Fair Housing laws, and all applicable program regulationsRepresent owners and CMC in court proceedings as neededImplement comprehensive resident relations programsDevelop, implement, and oversee preventative and ongoing maintenance plansPrepare competitive bid packages, including detailed specifications; review, negotiate, and approve bids per CMC procurement proceduresImplement energy conservation measures and sustainability initiatives MINIMUM QUALIFICATIONS:Three to five years of progressively responsible property management experience within the affordable housing industryTwo years of supervisory experience of more than 250 unitsStrong knowledge of HUD, Tax Credit, BMR, and/or local affordable housing programsExcellent Computer SkillsExcellent verbal/written communication skillsExperience with recertifications, resident file compliance, and program regulationsExperience preparing and managing budgets, financial reports, and variances PREFERRED QUALIFICATIONS· Four-year college degree or equivalent relevant experience· Hands-on experience with HUD, Tax Credit, and other affordable housing programs E Q U A L O P P O R T U N I T Y E M P L O Y E RCaritas Management Corporation ("CMC") provides equal employment opportunities to all employees and applicants for employment without regard race, color, religion, gender, sexual orientation, national origin, age, disability, marital status, veteran status, or any other consideration made unlawful by federal, state, or local laws.
