About The OpportunityThis position is employed by Kilroy Realty, L.P. and leads aspects of new development and related improvements. This position reports to the Executive Vice President, Development.Opportunity RequirementsAt least 7 years of experience working within the commercial real estate industry (Owner or General Contractor, or in combination).Experience managing Class A office tenant and capital improvementsExperience with new building constructionExperience with negotiating construction contracts and change requestsExperience managing large-scale design teamsHighly proficient with development and construction language and documentsEffective oral and written communicationConversant with landlord lease documentation and Work Letter requirements and have landlord build and tenant oversight experienceAble to comprehend the dynamics associated with large-scale development projectsResourceful and creative when working through the challenges of large-scale projectsExperience managing and leading diverse project teams including design and construction professionalFamiliarity with land entitlementUnderstanding of local and regional authorities having jurisdiction (AHJ)RecommendedBS/BA Degree in Architecture, Construction Management, Engineering, Urban Planning, or related fieldProficiency with scheduling software such as MS Project and/or PrimaveraGood understanding of MEP systemsSummary Of ResponsibilitiesThe core responsibilities of this position include, but are not limited to the following:Facilitate the planning, coordination, and construction for newLiaison between and within KRC departmentsProvide review and implementation of lease requirements for the construction of tenant and landlord improvementsAssist in review of 1st generation leasesCoordination and oversight of architecture, engineering, and related design consultantsCoordination and oversight of project inspection and testing consultantsProvide estimating and analytical supportManage and coordinate the preparation of budgets, schedules, contracts, and other documentsManage development costs and forecastsProvide management of turn-key improvement projectsProvide oversight of tenant improvements constructed by tenantsReview and approve pay requests and invoicesReview and negotiate design and construction change requestsAssist in negotiating construction, design, and other vendorFacilitate and maintain communication and coordination with AHJ’s and utilityManage and mentor KRC Project Engineers/ ManagersWhat We OfferAt Kilroy, base pay is one part of our total compensation package and is determined within a range. This provides the opportunity to progress as you grow and develop within the role. The base pay range for this role is between $220,000 and $261,500 and your base pay will depend on your skills, experience and training, knowledge, licensure and certifications, and other business and organizational needs. It is not typical for an individual to be hired at or near the top of the range for their role and compensation decisions are dependent on the facts and circumstances of each case.
