Duties
Perform routine inspections and preventative maintenance on HVAC systems, plumbing, electrical wiring, and appliances to ensure optimal operation.
Troubleshoot and repair issues using schematics, electrical diagrams, and technical manuals; utilize tools such as ohmmeters and programmable logic controllers (PLCs).
Conduct welding and other mechanical repairs to address structural or equipment-related problems.
Manage facilities maintenance tasks including painting, drywall repair, carpentry, and flooring to uphold community standards.
Oversee the use of CMMS (Computerized Maintenance Management System) to track work orders, schedule maintenance tasks, and document repairs accurately.
Supervise maintenance staff or contractors when necessary, providing leadership and ensuring safety protocols are followed.
Respond promptly to resident service requests with professionalism and a customer-focused attitude to enhance resident satisfaction.
Qualifications
Proven experience in facilities maintenance within residential or manufacturing environments.
Strong electrical knowledge with the ability to read schematics and work safely with electrical systems.
Mechanical expertise including welding skills and familiarity with programmable logic controllers (PLCs).
Experience with residential painting, drywall repair, plumbing, HVAC systems, and general carpentry.
Ability to operate diagnostic tools such as ohmmeters and troubleshoot electrical issues effectively.
Supervising or leadership experience is preferred to guide team efforts efficiently.
Excellent communication skills in English for clear documentation and resident interactions.
