The Building Operations Manager is responsible for preserving the physical property, leading a high-performing service team, delivering a white-glove resident experience, and ensuring every community reflects the quality, professionalism, and attention to detail that define the Onyx brand.This leader plays a key role in supporting each asset’s successful lease-up and long-term performance by partnering closely with ownership, development, construction, and operations from pre-opening through stabilization.Serving as a visible leader within the community, the Building Operations Manager is accountable for operational excellence, team development, resident satisfaction, financial discipline, and consistent execution of the Onyx Residential brand.Key Responsibilites · Lead all daily maintenance operations and prioritize work orders to ensure timely completion and exceptional resident service.· Partner with the Development and Construction teams to inspect apartment homes before turnover, identify deficiencies, complete punch-list items, and ensure each unit is fully turnkey, rent-ready, and aligned with Onyx quality standards before being released for occupancy.· Oversee apartment turns, warranty work, and unit readiness throughout the lease-up process to support occupancy goals.· Develop and implement preventive maintenance programs for all building systems, equipment, and amenities.· Conduct routine inspections of building systems, exterior areas, amenity spaces, and back-of-house operations to proactively identify maintenance needs and preserve the physical asset.· Maintain elevated property standards across curb appeal, common areas, amenities, back-of-house spaces, apartment readiness, and service quality.· Supervise and develop the maintenance team while promoting a culture of safety, accountability, and service excellence.· Manage vendors, contractors, and service providers to ensure quality workmanship, timely completion, and contract compliance.· Track and manage builder warranties, ensuring all covered deficiencies are documented and resolved before warranty expiration.· Assist in preparing and managing the maintenance operating budget while identifying opportunities to improve efficiency and control costs.· Respond to after-hours emergencies and establish operational readiness for weather events and other unforeseen situations.· Ensure compliance with Fair Housing, ADA, DCA, OSHA, local regulations, and company policies.Qualifications·  High school diploma or equivalent required.·  Minimum five (5) years of multifamily maintenance experience.·  Minimum two (2) years of supervisory experience.·  Knowledge of HVAC, plumbing, electrical, carpentry, painting, appliances, and building maintenance.·  Valid driver's license required.·  Preferred: EPA Universal, CPO, HVAC Certification, CAMT, OSHA 10/30, and Yardi experience.·  Strong financial management experience.Why Join Onyx Residential?
