Assistant Maintenance Technician - Affordable Housing
Location: Las Lomas
Compensation: $23 to $25 Per Hour (Depending On Experience)
Position Summary
As a Assistant Maintenance Technician, you will serve as the on-site maintenance leader, overseeing all maintenance operations and ensuring the physical upkeep of the property is performed at the highest standards. This role includes supervising maintenance staff, coordinating with vendors, managing work orders, and ensuring safety, compliance, and resident satisfaction.

Essential Functions
Maintenance Leadership & Oversight
Supervise, train, and lead the on-site maintenance team; ensure daily maintenance tasks are assigned, completed, and documented accurately
Monitor and prioritize service requests, preventive maintenance tasks, and unit turnovers
Walk the property daily to inspect grounds, common areas, and mechanical systems, ensuring overall functionality and appearance
Maintain consistent communication with the Property Manager and Regional Manager on team performance, site needs, and compliance issues
Work Order & Vendor Management
Manage all work orders through the property management system; ensure timely entry, tracking, follow-up, and closure
Schedule, coordinate, and oversee work performed by external vendors; review quality of completed jobs and track warranties
Obtain pricing estimates and assist with vendor invoicing, purchase orders, and material sourcing
Assist with developing and maintaining repair, maintenance, and capital improvement budgets
Technical Maintenance
Provide hands-on support in HVAC, plumbing, electrical, carpentry, and general maintenance as needed
Perform and oversee preventative maintenance tasks across all building systems and equipment
Ensure that vacant units are thoroughly prepared for move-in, meeting company standards
Respond to maintenance emergencies and participate in the on-call rotation schedule
Resident & Community Experience
Maintain a service-first mindset in all interactions with residents, guests, staff, and vendors
Quickly resolve maintenance-related resident concerns and ensure follow-up communication
Identify and address any safety concerns or hazards, including lighting, gates, pool enclosures, and trip hazards
Ensure community appearance remains clean, safe, and inviting at all times
Qualifications
Experience & Education
Minimum 3 years of experience in property maintenance, with at least 2 years in a supervisory or lead role
Proven experience in general maintenance including HVAC, electrical, plumbing, carpentry, and appliance repair
High school diploma or GED required; technical or trade certification preferred
Must have reliable transportation and a valid driver’s license
Must maintain and use personal tools appropriate for property maintenance tasks
HVAC certification required; EPA Universal Certification strongly preferred. Additional trade certifications in plumbing, electrical, or other building systems are a plus and may be required depending on property needs.
Skills & Competencies
Strong leadership, delegation, and communication skills
Ability to plan, prioritize, and track team progress and work orders
Working knowledge of OSHA regulations and property maintenance safety practices
Proficiency in work order systems and vendor coordination
Ability to remain calm under pressure and manage multiple priorities simultaneously
Strong attention to detail, problem-solving ability, and a proactive work ethic
Work Environment & Physical Requirements
This role involves regular indoor and outdoor work in a fast-paced residential setting. The Lead Maintenance Technician must be physically capable and safety-conscious, as tasks may involve working in a variety of conditions and environments. You must be able to:
Walk the property regularly, including uneven surfaces, to inspect buildings, grounds, and equipment
Climb stairs, ladders, and access elevated or confined mechanical spaces such as rooftops, attics, crawl spaces, and behind appliances
Lift, carry, push, and pull tools, materials, appliances, and equipment weighing up to 50 lbs. unassisted
Operate hand tools, power tools, and maintenance equipment with accuracy and care, following all safety protocols
Work in a range of weather conditions, including extreme heat, cold, humidity, rain, or snow
Wear and maintain proper use of personal protective equipment (PPE), including gloves, safety glasses, masks, and hearing protection when required
Stand, walk, and perform physical tasks for extended periods of time during daily maintenance, inspections, and emergencies
Respond to after-hours maintenance calls as part of an on-call rotation
Remain dependable and punctual, with reliable transportation and availability to report for scheduled shifts and emergency needs
