Job Description
Overview:
The Purchasing Agent establishes budgets through accurate and detailed estimating of construction drawings. Solicit and gather bids for the purpose of establishing final budgets and the issuing of contracts for the intended work. Take full responsibility for bidding, negotiating, and hiring trade contractors to maintain a competitive edge on costs while meeting the company’s standards of quality, reliability, and overall performance of trade contractors and suppliers.
Key Responsibilities:
Understand and demonstrate expertise with all current plans and specifications
Review new products and vendors to identify opportunities for improved quality and cost effectiveness for cost analysis and consideration on future projects or specifications
Acquire current costing and availability of products under evaluation
Develop standard specifications for review with the team
Create product specifications with notes regarding the buildability of options for each house plan and community
Build Projects within New Star utilizing Sales & Take-Offs and Model Subcontracts
Ensure all project bid lists are completed timely and accurately, including set up to go out, review and comparison of submitted costs, recommendations for awarded trade contractors for committee review, entering of data into NewStar system
Prepare bid lists and secure bid interest
Recruit new, qualified trade contractors and suppliers, in addition to facilitating the improvement of existing trade contractor and supplier relationships.
Bid negotiation and analysis on base homes and all options
Compare bids with respect to prices, past performance (quality, ability to work on schedule, proper supervision of their tradesmen) financial stability, or in the case of a trade contractor new to the company, their relationship with other builders
Prepare direct construction budget for each community and maintain open communication with Site Manager
Ensure successful subdivision roll out to sales team.
Attend model walks and facilitate consistent communication of design changes
Manage and maintain Model Subcontracts, process Budget Finals in NewStar for each phase of each Community, and prepare corresponding Budget Summary Reports
Maintain quarterly contract updates and prepare corresponding Budget Summary Reports.
Validate and eliminate variances to the Direct Construction Budget and authorize preparation of Variance Purchase Orders
Establish and maintain budgets for all phases of all houses per Community
Perform cost comparisons and analyses as needed
Monitor construction schedules and vendor performance to expected results with Site Manager and Customer Care Representatives and initiate corrective action and change process, when required
Field questions and provide information to construction team, sales team, and trade contractor surrounding the home, specifications, options, bids/PO’s.
What You’ll Bring:
3 - 5 years of related experience (preferably purchasing experience with a home builder)
A University degree in Business, Engineering, or Supply Chain Management preferred
Strong knowledge of and experience with general contract terms and conditions
Strong communication and negotiation skills
Previous experience with Newstar and BuildPro preferred
Demonstrated experience in managing suppliers, vendors and developing ongoing relationships
Experience in take-offs and estimates
Broad knowledge of Excel, Word, and Outlook required
Detail oriented and good with time management
Preferably looking for Purchasing experience with a home builder
Excellent at planning and organizing, and multitasking
Strong analytical and problem-solving skills
What We Offer:
Annual Base Salary Range: $75,000 to $85,000.
Annual Bonus Target (Discretionary): 15%
