Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions of this position.Job SummaryUnder broad supervision, the position oversees both staff and maintenance work projects related to plumbing, heating, ventilation and air-conditioning (HVAC), and direct digital controls (DDC). The incumbent estimates labor and materials for assigned maintenance and capital projects. The incumbent purchases and inventories equipment, supplies, and materials used to complete various maintenance and capital projects.Essential FunctionsSupervises plumbing, HVAC, and DDC personnel.Trains, evaluates performance of, and implements corrective discipline on assigned personnel as necessary.Approves, tracks, and monitors time and attendance of assigned employees.Supervises other employees outside normal trade environment as needed.Ensures all supervised staff maintains the necessary licensing, certifications, training, and skills needed to complete projects within state and federal codes.Reviews submitted work orders for accuracy and priority.Establishes work order calendar, assigns work orders to leads for scheduling and distribution to workers.Reviews completed work orders for time accuracy and quality workmanship.Solves problems related to plumbing, HVAC, DDC and swimming pools.Coordinates with administrators, department supervisors, and project managers for projects that require multiple trades and interrelationships to ensure coordination of schedules through completion of projects.Coordinates with vendors, contractors, and district purchasing department for procurement of supplies, equipment, materials, and services following state and district procurement laws and policies.Reviews and authorizes billings for credit purchases.Maintains inventory of parts, tools, and equipment.Maintains records on proper usage of refrigerants and communicates appropriately.Responds to emergencies such as water leaks, gas leaks, boiler and chiller alarms, and other circumstances that may jeopardize the ability to use the building or parts of it or start school on time or an event that may cause continued property damage to buildings or district properties.Responsible for building security when ongoing projects affect standard security measures.Non-Essential FunctionsPerforms other duties as assigned.Required Knowledge And SkillsExpert knowledge of Plumbing, HVAC, and DDC systems.Working knowledge of Federal and State codes and regulations such as building, mechanical, plumbing, and electrical, including OSHA, ADA, EPA, etc. and of District policies and procedures.Familiarity with computers and routine data entry.Ability to supervise projects and personnel in the plumbing, HVAC, and/or DDC industries.Required Education, Training And QualificationsRequires a high school diploma or equivalent.Requires completion of a Plumbing, HVAC, or DDC apprenticeship program or equivalent to a journeyman level of license, certification, and competence.Required Prior ExperienceRequires four (4) years of apprentice experience and three (3) years of journeyman experience in a related trade.Requires two (2) years of related supervisory experience.Note: The District reserves the right to make specific requirements for this position, however, when prior work experience has been evaluated to be particularly pertinent, some exchanges between training and experience might be authorized.Assigned Decision MakingAdvises on decisions regarding capital outlay and plumbing, HVAC, and DDC projects.In collaboration with the Director of Maintenance Services is empowered to make personnel and financial decisions.Determines whether to repair or condemn equipment.Works with school personnel to determine specifications for types of equipment and materials used for remodels or new school buildings.Determines whether to use contracted services for necessary projects and makes decisions accordingly.Non-Supervisory InteractionMeets with administrators and/or principals to inform or solve problems.Advises peers, community groups, or district administration on plumbing, HVAC, and DDC projects.Requires serving as liaison to contractors and service providers for the district.Supervisory ResponsibilitySupervises Assistant Foreman, Lead workers, Mechanical Systems Control Specialists, technicians at the journeyman and apprentice levels as needed.Directly or indirectly supervises up to 30 full and/or part time employees.Budget ResponsibilityMakes recommendations to the Director of Maintenance Services and district superintendency on district budgets that concern the district's plumbing, HVAC, and/or DDC systems.Working EnvironmentWork takes place in a typical office or school environment.Work involves stress related to multitasking in the areas of supervision of personnel, financial matters, and completion of project.Must respond to emergencies and is "on call" 24 hours a day and 365 days a year.Physical DemandsThis list of essential and marginal functions and of physical requirements is not exhaustive and may be supplemented in accordance with the requirements of the job.While performing the duties of this job, the employee is regularly required to speak and/or hear.The employee is frequently required to stand;
