JOB TITLE: Maintenance Director DEPARTMENT: Environmental Services The Maintenance Director is responsible for the Physical Plant and Life Safety Management of the facility. In addition, is responsible for the supervision and management of the housekeeping, laundry, and management teams. JOB QUALIFICATIONS High school diploma or equivalent; certifications or vocational training in maintenance is preferred. Strong knowledge of building systems, including plumbing, electrical, HVAC, and general carpentry required. Housekeeping experience in a supervisory/management position in an institutional setting. Ability to read and interpret technical manuals. Computer skills a must. Excellent problem-solving skills and the ability to troubleshoot and resolve maintenance issues effectively. Strong attention to detail and a commitment to delivering high-quality and preventative maintenance. Ability to work independently. Ability to prioritize tasks and meet deadlines as assigned. Excellent communication and interpersonal skills, with the ability to interact professionally with residents, staff, and vendors. Physical stamina and dexterity to perform manual labor and lift heavy objects when necessary. Knowledge of safety regulations and protocols related to maintenance work in the Long-Term Care Industry. Active Driver’s License and driving record without significant issues. ESSENTIAL DUTIES AND RESPONSIBILITIES Provides orientation/training, and retains a sufficient number of qualified staff to carry out the responsibilities of the facility's housekeeping and laundry departments. Ensures employee performance meets or exceeds expectations and periodic performance appraisals are conducted on a timely basis. Maintains a cleaning protocol and schedule that addresses all areas of the facility and maintains resident satisfaction. Gives daily assignments to housekeeping and laundry staffs. Maintains linen inventory at adequate levels. Responsible and accountable for maintaining physical plant and essential mechanical, electrical, and resident care equipment in safe operating condition. Develops and administers facility procedures to ensure that personal laundry is returned to the correct owner without damage from the laundry process. Completes required forms and documents in accordance with company policy and state and/or federal regulations with Life Safety Data. Responsible for ensuring company policies and procedures regarding preventative maintenance are followed. Requirements: OTHER REQUIREMENTS Participates in (or conducts) company-sponsored training to safeguard against improper use and disclosure of resident's protected health information. Monitors and ensures compliance with company policies, procedures and state and federal law. PHYSICAL DEMANDS AND ENVIRONMENT May be required to respond to critical issues on a 24/7 basis.
