Groundskeeper/Porter Job Description Property/Office Name: Reports to: Community Manager Supervises: None Compensation: Non-exempt, eligible for overtime. Qualifications Education: For safety and productivity reasons, the position requires the ability to read and write English. Experience: Minimum of one to two years of related experience. Specific communities may require additional experience due to size, renovation status, capital projects, and other differentiating work load. Skills: Sheetrock, general carpentry a plus. Pool care (if required by property), pest control (if required by property), wallpaper/painting, irrigation maintenance and repairs, landscaping, ice/snow removal. In addition, the position requires the following skills: ability to work well with residents, staff and vendors, good verbal communication skills, strong customer service representation, ability and access to drive a car and basic computer skills. Physical Requirements: 90 to 95 percent of time worked will be spent performing grounds work. This position requires the ability to transport or move up to 50 pounds for variable distances; mobility and flexibility to use ladders and access work in confined spaces or at heights in excess of eight to nine feet; the ability to work outdoors in temperatures exceeding 90 degrees or below 32 degrees Fahrenheit and the ability to personally perform general maintenance repair tasks without endangering themselves, residents or fellow associates. Licenses: Valid driver’s license; current automobile insurance; other licenses and certifications as required. Attendance: Position requires ability to work any of the seven days of the week, 52 weeks of the year. Due to property staffing limitations, it is extremely critical that individuals process the ability to work their scheduled hours on a consistent basis and overtime hours when requested. Position requires the ability to serve on-call, as scheduled or as necessary. Equipment: Position requires associates to furnish their own vehicle to transport tools and supplies around the property as well as other locations necessary to fulfill their job duties. Employees must be able to drive the vehicle without jeopardizing the safety of residents and fellow associates. Associate is required to be able to use general maintenance equipment including, but not limited to: hand tools, ladders, landscaping equipment, shampooers, blowers, sandblaster, required safety equipment and additional equipment as needed. Position requires associate to wear company maintenance uniform apparel and safety equipment as required. Essential Job Functions Technical Skills: Assist Lead Service Manager with maintaining the physical condition of the property according to company operating and safety standards. Completion of service requests and property repairs, prioritizing requests. Assist Lead Service Manager in maintaining hazard communications program and teach and promote safe workplace practices. Personnel Management: Communicate well with coworkers and delegate duties professionally and effectively to maintenance staff as necessary. Follow company’s personnel management policies and procedures. Quality Control: Complete work orders in a timely manner in accordance with company policy. Ensure highest levels of curb appeal at all times. Maintain a safe, organized, and clean maintenance area. Assist Service Manager in maintaining an effective preventative maintenance program. Inspections of buildings, lighting and grounds to minimize property liability concerns. Ensure maintenance staff has the highest level of customer service. Additional Duties: Work with office team to resolve resident concerns and complaints. All other duties as assigned by Community Manager.'
