Senwell is also a national leader in bed license transactions, a specialized segment requiring deep regulatory and operational knowledge.About the RoleThe Vice President, Investment Sales is a deal operator within Senwell's Investment Advisory Team.The primary responsibility of this role is deal execution - running transactions from active listing through closing. The VP leads buyer conversations, manages the seller relationship, drives deal timelines, negotiates letters of intent and purchase agreements, oversees due diligence, and is accountable for getting deals closed.This is a high-ownership role that requires strong judgment, professional communication, and the ability to manage multiple active transactions simultaneously. Above all else, this role demands a figure-it-out mentality. Senwell operates in a specialized, fast-moving market where no two deals are the same and perfect information is rarely available. The ideal candidate is highly driven and ambitious, approaches new challenges with confidence and resourcefulness, and finds a way forward even when the path is unclear. They are meticulously organized, take personal ownership of outcomes, and hold themselves to a high standard without needing to be managed.Key ResponsibilitiesDeal ExecutionLead the deal from active listing through closing as Deal Lead or in a supporting VP capacity.Lead the kickoff call with the client after Advisory Services Agreement execution; establish process and set expectations.Own buyer outreach strategy - review and approve all identified parties and draft communications before they are sent.Host the deal webinar and conduct 1:1 calls with interested buyers; respond to questions and maintain deal momentum.Create and present a buyer scorecard to the seller; lead the highest-and-best round.Negotiate and finalize the Letter of Intent with buyer and seller.Work closely with buyer, seller, and attorneys to negotiate and finalize the Purchase and Sale Agreement and Operations Transfer Agreement.Ensure Senwell is correctly represented in all definitive agreements.Manage due diligence through resolution - proactively field and resolve issues as they arise.Confirm all regulatory filings (CON, CHOW, CHOP, and others) are completed per state requirements and agreement timelines.Drive the deal to close; generate and send the Senwell invoice and ensure the firm is paid at closing.Underwriting and Offering MemorandumThe underwriting model is built and maintained by a Senwell dedicated underwriter; the VP does not create the model or perform the underwriting.Responsible for the accuracy of the underwriting model in coordination with the firm's underwriter.Coordinate with the underwriter to update the model as new financial data becomes available during the marketing period.Recommend pricing guidance and present to the team for approval before client communication.Develop content and copy for the Offering Memorandum; coordinate formatting with the graphic designer.Deal Process OversightReview and approve the preliminary buyer list, all email drafts, the NDA, Mailchimp email, and LinkedIn post before go-live.Ensure the deal checklist is complete before each stage transition.Generate and deliver the listing update report to the client; lead the update call.Experience with multi-party transactions and/or projects.Client and Stakeholder CommunicationServe as the primary point of contact for the seller from kickoff through closing.Communicate pricing guidance, deal status, and key milestones clearly and proactively.Coordinate with buyer, seller, and their respective attorneys throughout due diligence and the closing process.Ask buyer and seller for referrals after the deal is complete.Operational Improvement and InitiativeIdentify inefficiencies in the deal process and propose practical improvements.Surface workflow bottlenecks that may be candidates for automation or process improvement.Use available tools, including AI and technology platforms, to strengthen deal execution, communication, and documentation.Contribute to the development of firm-wide processes, templates, and standards as the team scales.What Success Looks LikeSuccessful candidates are highly organized, decisive, and dependable. They take ownership of deal outcomes, manage complexity without losing track of details, and drive transactions forward without waiting to be directed.Qualifications3 to 7 years of experience in M&A advisory, healthcare transaction services, or a closely adjacent field preferred.Demonstrated experience running or co-running multi-party transactions through closing.Familiarity with LOIs, purchase agreements, and due diligence processes; comfortable reviewing and negotiating legal documents.Strong written and verbal communication skills; polished in client-facing and buyer-facing settings.Ability to manage multiple active deals simultaneously without losing detail or momentum.Extreme ownership mentality - identifies problems early and resolves them before they escalate.Comfort operating within a structured, checklist-driven process.Familiarity with senior housing, skilled nursing, or healthcare real estate is a plus; a strong desire to learn the sector is required.
