At Hillpointe, you'll be part of a dynamic, innovative team that has tangible impacts on day-to-day operations and contributes directly to overall success.Property Activation - Pre-Leasing Performance ManagerRole SummaryResponsible for driving and managing pre-leasing performance for new communities prior to opening, ensuring demand, pricing alignment, and coordinated move-ins are established before first occupancy.Key ResponsibilitiesOwn pre-leasing performance across multiple properties prior to openingTrack and analyze leasing velocity, lead flow, applications, approvals, deposits, and pacingCoordinate hard-hat tours and early-access leasing programsLead virtual video tours in partnership with the Central Call CenterCoordinate with Centralized Leasing and Application Teams to monitor conversion and resolve bottlenecksPartner with Marketing on digital campaigns, websites, ILS listings, and lead optimizationPlan and execute outreach initiatives and pre-opening eventsCoordinate with the Revenue team on pricing strategy, market studies, and competitive shoppingAnalyze market data and recommend pricing or strategy adjustmentsCoordinate pre-opening move-in schedules with Operations and ConstructionDevelop and refine pre-leasing SOPs and standardized workflowsBuild dashboards and reports to present insights and recommendations to leadershipQualificationsBachelor's degree in Real Estate, Business, Marketing, Analytics, Finance, or a related field (or equivalent experience)Experience in pre-leasing, lease-up strategy, property launches, revenue management, marketing analytics, or multifamily operationsProven experience managing multiple properties or projects simultaneouslyStrong analytical skills with the ability to interpret leasing data, pacing, and performance trendsDemonstrated ability to drive pre-leasing performance prior to opening, not just support executionExperience coordinating across Marketing, Leasing, Centralized Leasing/Call Centers, and OperationsStrong communication skills with the ability to present insights and recommendations to leadershipHighly organized, self-directed, and comfortable working in a fast-paced, evolving environmentPreferred QualificationsExperience with new construction lease-ups or ground-up developmentsFamiliarity with revenue management concepts, pricing strategy, market studies, and competitive shoppingExperience working with centralized leasing models, application processing teams, or shared servicesBackground in digital marketing performance analysis (ILS, websites, lead sources, conversion tracking)Experience building or maintaining dashboards and performance reportsAbility to influence outcomes without direct authorityExperience developing and documenting SOPs and standardized workflowsTechnical & Analytical SkillsAdvanced proficiency in Excel or Google Sheets (data analysis, reporting, pacing models)Experience using CRM, leasing, or property management systems (Entrata, Yardi, Funnel, or similar preferred)Comfortable analyzing data across multiple platforms and synthesizing insightsStrong presentation skills (PowerPoint or equivalent)Personal AttributesPerformance-driven and results-orientedComfortable making recommendations based on dataProactive problem-solver with a bias toward actionCollaborative and able to work cross-functionallyDetail-oriented with strong follow-throughWillingness to travel periodically for site visits, tours, or key pre-opening eventsPhysical RequirementsMust be able to move throughout model units, active construction areas, lease-up communities, and property grounds; includes prolonged periods of sitting for administrative and reporting tasks.Occasional exposure to outdoor weather conditions, construction noise, dust, and variable property environments while performing site walks, inspections, and tours.Requires regular interaction with internal teams, vendors, prospects, partners, and on-site leasing teams in a collaborative and service-focused environment.
