COMMERCIAL GROUND TECHNICIAN Pay: $22/hr - $24/hrLocation: Multiple Columbus SitesJob DescriptionAs a Commercial Grounds Technician, you will play a key role in maintaining cleanliness, safety, functionality, and overall appearance of all commercial properties across the company’s portfolio. This position is responsible for ensuring exterior spaces, common area, parking lots, landscaping, and outdoor amenities are consistently maintained to Thrive’s high standards.The Commercial Grounds Technician will perform routine inspections, grounds maintenance, seasonal upkeep, and minor exterior repairs while supporting a safe and welcoming environment for tenants, clients, vendors, and visitors.REPORTS TO: Director of Commercial Property ManagementResponsibilities, Expectations, And DutiesPerform daily inspections of all exterior commercial property grounds, including parking lots, sidewalks, landscape areas, loading zones, and shared outdoor spaces. Remove trash, debris, and other hazards from all exterior areas to maintain a clean and professional appearance. Monitor properties for safety concerns, damage, vandalism, lighting outages, trip hazards, or other maintenance issues and report findings promptly. Support seasonal property needs including snow and ice removal, leaf cleanup, storm preparation, and seasonal landscaping activities. Ensure all outdoor common areas and tenant-facing spaces are maintained in accordance with company standards. Maintain equipment, tools, and supplies required for groundskeeping operations. Communicate regularly with the residential facilities team regarding property conditions, service needs, and completion of work orders. Ensure that all issued work orders are completed as required. Perform minor landscaping duties as needed. Maintain parking lots, walkways, curbs, dumpster enclosures, and exterior building perimeters. Assist with exterior maintenance tasks including pressure washing, signage upkeep, and minor repairs to outdoor fixtures or furnishings. Ensure all ground maintenance activities comply with company safety standards and local regulations. Complete tasks on the thrive Coordinate with vendors or contractors when additional grounds or landscaping services are required. Maintain a high level of professionalism when interacting with tenants, visitors, and contractors. Demonstrate strong ownership, accountability, and attention to detail in all aspects of the role. Work independently and collaboratively to support operational needs of the commercial property portfolio. Assists with other projects or duties as directed or assigned. Job RequirementsCommercial properties consistently maintain a clean, safe, and professional exterior appearance. Grounds inspections are completed accurately and on schedule with timely follow-up on identified issues. Trash, debris, landscaping concerns, and safety hazards are addressed proactively and efficiently. Tenant and visitor satisfaction with exterior property conditions remains high. Seasonal maintenance activities are completed safely and on time with minimal disruption to operations. Communication with residential facilities leadership and team members is timely, clear, and solution-oriented. Company grounds standards and safety expectations are consistently met across the portfolio. Work is completed efficiently with strong organization, reliability, and attention to detail. Skills, Education And ExperienceHigh school diploma or equivalent required. Previous commercial groundskeeping, landscaping, facilities maintenance, or outdoor maintenance experience preferred. Basic knowledge of landscaping equipment, groundskeeping practices, and exterior property maintenance. Ability to identify and report safety hazards and maintenance concerns. Strong organizational, time management, and multitasking skills. Ability to work independently and prioritize tasks across multiple property locations. Strong communication and teamwork skills. Ability to work outdoors in varying weather conditions and perform physically demanding tasks. Valid driver’s license and reliable transportation required. Experience with work order systems, or property management software is a plus.
