Other duties may be assigned.Assist the Vice President of Design Services in planning, developing, organizing and directing renovation, expansion and new construction projectsConsult with Vice President of Design Services to identify needed improvements to nursing centers, assisted living centers, corporate and affiliate offices and workspaces to determine best solutionFacilitate the designing of new construction as directed by the Vice President of Design ServicesAssist with the establishment of physical plant standardsAssist facilities with specifications for exterior improvements to each center, as requestedVisit job site intermittently during a project to check progress and quality of workParticipate in project cost reviews to determine where design engineering may be effectiveDevelop interior design schemes with guidance from the Vice President of Design Services and/or the Director of Interior Design.Perform design documentation utilizing CAD software and other means.Prepare finish schedules, product specifications, floor plans, elevations, reflected ceiling plan, etc. as necessary to document and communicate scheme to architects, contractors and vendorsReview submittals to ensure specifications are met.Prepare presentation boardsPrepare samples for contractor confirmation of correctness of product receivedSelect/specify upholstered furniture, fabric window treatments and cubicle curtains, wall covering and carpets that comply with Federal, State, and local flame-retardant regulationsAssist, as needed, in providing that out-source work is done by contractors covered by general liability and worker's compensation insurance.Obtain and transmit flame retardancy documentationMeet with manufacturer's representativesObtain and/or develop project budgetsMaintain an overview of project costAssist in maintaining historic costMaintain copies of approved budgets and purchasing authorizationsMonitor project costs and work to ensure these costs are within approved budgetMaintain current catalogs and price lists of selected vendorsAssist in the selection of vendors and in obtaining bids for products and servicesDisseminate furnishings standards purchasing information to appropriate personsPrepare and place purchase orders, check acknowledgments, expedite deliveries, assist with installations, and set up purchasing path for Member Organization repeat ordersAssist the Vice President of Design Services in the maintenance of inventory tracking, and ongoing record keeping of re-purposed furniture within the organizationAssist in the re-deployment of furniture inventory for the efficient and suitable use within the health systemPlan, develop, organize and lead renovation, expansion and new construction projects.Assist in the development and implementation of our written guidelines that govern the Real Estate Services teamParticipate in Real Estate Service staff meetings regarding the operation of the department and contribute during discussion of how to improve organizational performance.Assist in the maintenance of project records, including correspondence, plans, etc.Maintain library in up to date and orderly mannerDocument phone conversations that pertain to projectsType and transmit correspondence as needed or directedOrder product samplesComply with established budget restraintsComplete reports as directed.Report equipment malfunctions or breakdowns.Recommend equipment and supply needs to SupervisorOperate computer, copier, office machines, etc., as neededMaintain appropriate supplies and equipment necessary to perform job and in accordance with established departmental budgetWith approval of Senior Vice President of Real Estate Services and Vice President of Design Services, attend and participate in workshops, seminars, etc. to keep abreast of current changes as well as to maintain a professional statusAttend and participate in mandatory in-servicesHonor patient's rights to fair and equitable treatment, self-determination, individuality, privacy, property and civil rights, including the right to wage complaintsComply with Corporate Compliance ProgramReport job-related functions/tasks that involve occupational hazards including exposure to blood and body fluids and others as necessaryFollow established safety regulations when performing job tasks, to include fire protection/prevention, smoking regulations, infection control, etc.Promotes the image and reputation of the System by exhibiting servant leadership and providing direct and open lines of communication.Contributes to the work of committees, workgroups, project management, and other collaborative efforts of the System.Performs other duties as necessary to ensure the success of the System.SKILLS AND ABILITIESAbility to effectively communicate and present information in a clear and concise manner, both orally and in writingAbility to establish and maintain effective working relationships with associates, department heads, administrators, member organization presidents and their leadership teams, and the general publicCommunicates well with other associates, patients, Responds to expressed concerns while displaying a helpful, caring demeanor, answers questions when appropriate in a professional manner.MINIMUM QUALIFICATIONSA degree in a Design program of study from an accredited institution is required.
