Portfolio Manager

Position OverviewWe are seeking a Field Manager (Portfolio Property Manager) to support day-to-day building operations through consistent on-site presence. This role is responsible for conducting in-person property visits, verifying active work, and reporting progress to Property Management and Compliance teams.The Field Manager will oversee a portfolio of approximately 1,250 multifamily units across 20 buildings located in the Bronx and Queens. This is a highly field-based role, with approximately 95% of time spent on-site rather than in an office setting.This position plays a critical role in documenting site conditions, capturing photo evidence, and maintaining accurate records to support violation clearance, repair follow-through, and life-safety oversight.Scope of WorkA detailed Scope of Work will be provided by the Director of Operations outlining required daily, weekly, and monthly responsibilities. This includes inspection routes, reporting cadence, documentation standards, and follow-up expectations.Required Qualifications & ExperienceNYC Compliance & Violation Workflow KnowledgeDemonstrated experience supporting violation clearance processes for FDNY, DOB, ECB, DSNY, DOHMH, and HPD, including preparation of audit-ready documentation.Field Verification of Active WorkProven ability to inspect active jobs in person, confirm scope completion, identify deficiencies, and escalate issues for immediate resolution.Documentation & Reporting AccuracyStrong written communication skills with the ability to produce clear field reports and maintain detailed records, including photos, dates, locations, and descriptions aligned with compliance requirements.Work Order ManagementExperience receiving and executing work orders, coordinating site access, working with vendors and tenants, and tracking progress through completion.Comprehensive Building Inspections (Roof-to-Cellar)Ability to perform full-property inspections and identify hazards and life-safety concerns, including egress issues, unsafe conditions, mechanical deficiencies, water intrusion, and trip hazards.Apartment/Unit InspectionsAbility to conduct in-unit inspections in response to tenant repair requests, document conditions thoroughly, and provide actionable recommendations.Technology ProficiencyWorking knowledge of Microsoft Outlook and the ability to capture, upload, and transmit photos and documents via smartphone.Bilingual RequirementFluency in Spanish is required for effective communication with tenants, vendors, and site personnel.Professional ReferencesFinal candidates must provide three (3) verifiable professional references from prior employers or authorized representatives. Personal references are not acceptable.Core ResponsibilitiesConduct scheduled and ad-hoc site visits across assigned Bronx and Queens properties; submit same-day reports as required.Inspect all active work in person to verify scope, materials, and quality; document and report deficiencies.Capture and organize photo documentation (before, during, and after work) using approved applications (e.g., Company Cam).Support violation clearance efforts by gathering field evidence, documenting access attempts, and confirming readiness for reinspection or administrative closure.Perform roof-to-cellar inspections and immediately escalate life-safety hazards or urgent issues.Deliver lease renewals as assigned and document all delivery attempts and outcomes.Conduct in-unit inspections for maintenance requests; submit detailed reports with photos and recommended next steps.Maintain accurate field logs of site visits, interactions, completed work, and outstanding follow-ups.Physical & Driving RequirementsThis is a physically active field position requiring the ability to lift 50 pounds or more.A valid driver's license and access to a vehicle are strongly preferred, as this role requires frequent travel between properties.Gas and toll expenses will be reimbursed in accordance with company policy.CompensationBase Salary: $80,000 – $85,000 (commensurate with experience)Reimbursement for approved travel-related expenses (gas and tolls)Preferred QualificationsExperience in interior construction or building systems is strongly preferred
