As part of the Carolinas Division, you'll experience a collaborative, high-performing team that is committed to excellence in every aspect of residential development.Position SummaryThe Land Acquisition Intern will support the Carolinas Land team in researching, evaluating, and tracking land opportunities for future residential communities. This role offers meaningful, hands-on experience in the early stages of homebuilding-from market research and competitive analysis to financial modeling and due diligence.This internship is ideal for students interested in real estate development, land planning, finance, or the homebuilding industry.What You'll DoMarket Research & Land Opportunity TrackingResearch local real estate markets, demographics, and competitive communities.Track active land listings and potential opportunities in MLS and brokerage channels.Prepare market snapshots and mapping summaries for the Land team.Financial & Deal AnalysisAssist in building and updating land acquisition pro formas.Review comparable land sales to support valuation and negotiation recommendations.Help analyze development costs, sales absorption, and financial feasibility.Due Diligence & Entitlement SupportParticipate in due diligence efforts, including zoning research, environmental review, and utility availability.Coordinate with municipalities, consultants, and internal teams as needed.Help maintain due diligence checklists and project files.Reporting & DocumentationPrepare memos, presentations, and reports for internal meetings.Maintain organized records of land opportunities, maps, and research findings.Update departmental spreadsheets, trackers, and acquisition logs.What You BringCurrently pursuing a degree in Real Estate, Business, Finance, Urban Planning, Geography, Civil Engineering, or a related field.Strong analytical and research skills.Proficient in Microsoft Excel, Word, and PowerPoint.Familiarity with GIS or mapping tools is a plus.Excellent communication and organizational abilities.Interest in land acquisition, development, or the homebuilding industry.Ability to work independently while supporting a team environment.What You'll GainExposure to the full land acquisition and evaluation process within a leading homebuilder.Real-world experience with financial modeling, market analysis, and due diligence.Opportunities to join site visits, consultant meetings, and municipal discussions.Mentoring and feedback from experienced Land and Development professionals.A portfolio of meaningful project work to support future career goals.Work Environment* This role includes office work with occasional field visits to potential sites and existing communities.
