LHH is seeking a Building Engineer for a commercial office environment in the Charlotte area. This role will support the hands-on maintenance and operation of building systems to ensure safe, efficient, and reliable property operations. This is a fully onsite position.Responsibilities:Electrical SystemsWorking knowledge of A.C. circuits and electrical safety proceduresAbility to reset breakers and troubleshoot minor electrical issuesExperience with outlets, switches, lighting ballasts, and circuit breakersHVAC SystemsUnderstanding of the basic refrigeration cycleExperience with DDC devices commonly found in commercial office buildingsExposure to pneumatic systems is a plusPerform minor preventive maintenance on AHUsRespond to HVAC calls and troubleshoot issues in a timely mannerTest and adjust chemical treatment levels in water systemsConduct daily chiller inspections and report abnormalitiesReplace belts, motors, bearings, actuators, and valvesTroubleshoot and repair field devices such as PIU/VAV units and related systemsAssist with set point adjustments within the building energy management systemTroubleshoot and make minor repairs to pumping systemsPlumbing SystemsPerform preventive maintenance on plumbing systemsRepair and rebuild flush valves and faucetsInspect and replace wax seals and remount toilets/urinals as neededPerform preventive maintenance on pumpsAdjust and service pressure-reducing valvesLife Safety SystemsSupport operation of building life safety systemsRespond to fire alarms and system troublesConduct and document inspections of emergency generators and fire pumpsPerform additional life safety responsibilities as assignedAdditional ResponsibilitiesRepair and replace door hardware and closuresPerform minor security system adjustments and repairsRead and record tenant utility metersInterpret mechanical drawings and wiring diagramsPerform general maintenance tasks including painting, cleaning, and drain clearingQualifications:4+ years of building maintenance experience and/or trade school certification in HVAC, electronics, or a related field preferredHigh School Diploma or GED requiredExperience operating equipment such as chillers, generators, pumps, switchgear, and AHUsStrong troubleshooting and organizational skillsExcellent customer service and communication abilitiesAbility to work independently with minimal supervisionFlexibility to work overtime and participate in an on-call rotation scheduleStrong sense of urgency, responsiveness, and professionalism
