Join us as we celebrate 10 years of rewarding hard work!Atrium has experienced tremendous growth and are seeking an ambitious and talented Maintenance Supervisor to join and grow our team in Macon!Job DescriptionThe Maintenance Supervisor reports to the Property Manager and is expected to make teamwork and customer service their top priority. They will be responsible for overseeing the maintenance and repair of all equipment and facilities at the designated locations. This includes being a hands-on leader, working on maintenance requests while also training and managing a team of maintenance technicians, scheduling and prioritizing maintenance tasks, and ensuring that all work is completed in a timely manner.The Maintenance Supervisor, along with every member of our team, will also be responsible for assisting residents, delivering exceptional customer service, and making teamwork a top priority.Job Location: Macon, GeorgiaSchedule: Monday thru Friday, 8:30am – 5:30pm, with rotating on-call schedule (some evenings/weekends required)Pay : $24 - $26 per hour (based upon experience)Full time / 40 hours per weekJob Duties IncludeEnsure the completion of all service requests, including assisting techs as applicableSupervise, train, develop and lead a team of maintenance techniciansInspect community continuously, recording and correcting deficienciesEnsure that all keys are kept properlySchedule and prioritize maintenance tasksPerform routine maintenance and repairs on equipment and facilitiesCoordinate with Property Manager to ensure that maintenance work does not disrupt operationsMaintain accurate records of all maintenance work performedEnsure that all maintenance work is performed in compliance with safety regulationsPerform HVAC troubleshooting, plumbing, minor electrical, carpentry, minor drywall repairs and other interior repairs dailyService requests made by residents should be completed within 24 hoursHandle ''on call'' duties whenever needed; will carry a cell phone on a regular basisAssist with apartment make-readies (includes painting, repairs, cleaning, wall/sheetrock repair, lock changes, etc.)Order supplies (within budgetary guidelines); communicate and coordinate with vendorsAssist in the distribution of flyers, community signage and other materialsAssist in picking up litter & maintain small amount of groundsPerform preventative maintenanceKeep inventoryPerform additional tasks as assigned by Property ManagerQualificationsEPA Universal / HVAC certification is requiredMinimum of basic language skills in English and Spanish required (fluent bi-lingual preferred)Minimum of 5 years of experience in maintenance or a related fieldExperience managing a team of maintenance techniciansStrong knowledge of maintenance procedures and techniquesExcellent communication and interpersonal skillsAbility to work independently and as part of a teamStrong problem-solving skillsAbility to work in a fast-paced environmentFlexibility to work outside of regular business hours as neededBasic computer skills, including email and some Microsoft productsA Successful CandidateCPO certification and REAC inspection experience preferredBi-lingual (fluent in Spanish and English)Maintains a service-oriented environment by exhibiting a professional appearance and positive attitudeMust take pride in their workMust have the ability to interact effectively with prospects, residents, peers, and managementMust be able to work with a team or soloStrives to perform maintenance duties in the most cost-effective mannerHas strong organizational, time management, interpersonal, and communication skillsHas knowledge in carpentry, electrical, HVAC, plumbing, painting, masonry and appliance repairs and installation (dishwashers, stoves, refrigerators, etc.)BenefitsCompetitive PayHealth InsuranceDental & Vision InsuranceLife Insurance and Short-Term Disability ProvidedPaid Time Off and Paid Holidays401KAtrium Management Company is an Equal Opportunity EmployerAtrium Management Company provides equal employment and advancement opportunities to all employees and applicants for employment without regard to race, color, ethnicity, religion, gender, pregnancy/childbirth, age, national origin, sexual orientation, gender identity or expression, disability or perceived disability, genetic information, citizenship, veteran or military status, marital or domestic partner status, or any other category protected by federal, state and/or local laws.
