Licensed Title Closer

Job Description Position OverviewThe Title Closer is responsible for coordinating and conducting real estate closing transactions from contract to close. This role serves as the primary point of contact for buyers, sellers, real estate agents, lenders, and attorneys throughout the closing process, ensuring all transactions are completed accurately, compliantly, and on time in accordance with Florida law and title insurance underwriting guidelines. Key ResponsibilitiesClosing Coordination & ExecutionSchedule, prepare, and conduct residential and/or commercial real estate closingsReview purchase contracts, lender instructions, and title commitments to prepare accurate closing packagesPrepare HUD-1 Settlement Statements and/or Closing Disclosure (CD) documents in compliance with RESPA and TRID regulationsDisburse closing funds and ensure proper recording of all documents with the county clerkTitle & Document ReviewExamine title commitments and identify liens, encumbrances, and title defects requiring resolution prior to closingCoordinate with title examiners and underwriters to clear title issuesReview surveys, HOA estoppels, payoff statements, tax certificates, and municipal lien searchesPrepare and review deeds, affidavits, and other closing documents for accuracy and legal sufficiencyClient & Agent RelationsCommunicate proactively with all parties — buyers, sellers, Realtors, lenders, and attorneys — to ensure a smooth closing experienceProvide outstanding customer service and serve as a calm, knowledgeable guide through the closing processResolve last-minute issues or discrepancies with professionalism and urgencyCompliance & Record-KeepingMaintain closing files in compliance with Florida Department of Financial Services (DFS) regulations and company policyFollow ALTA Best Practices and underwriter guidelinesEnsure proper handling of escrow funds in accordance with Florida Bar and DFS rulesComplete post-closing tasks including recording, final policy issuance, and file disbursement QualificationsRequiredMinimum 2–3 years of experience as a title closer or in a title/escrow role in FloridaStrong working knowledge of Florida real estate law, title insurance, and closing proceduresProficiency with closing software (e.g., SoftPro, RamQuest, or similar)Familiarity with TRID/RESPA requirements and Closing Disclosure preparationExcellent attention to detail and organizational skillsStrong written and verbal communication skillsAbility to manage multiple closings simultaneously in a fast-paced environmentPreferredFlorida Notary Public certificationExperience closing both residential and commercial transactionsExisting relationships with lenders, agents, and attorneys in the Tampa Bay marketAssociate's or Bachelor's degree in a related field Compensation & BenefitsCompetitive base salary commensurate with experiencePerformance-based incentivesHealth, dental, and vision insurancePaid time off and holidaysProfessional development support
