DescriptionResponsible for managing assigned home cost categories and trade partnerships that support Hunter Quinn Homes' Build-On-Your-Own-Lot (BOYL) business through the HomeSights Program. This role owns category-level pricing, bid timelines, contract/scopes, and ongoing cost/performance analytics across a geographically dispersed pipeline of on-your-lot starts. Partners closely with Construction, Sales, Design/Selections, and Operations to ensure each BOYL site is set up correctly, released to the field on time, and built to HQ standards while driving cost transparency and continuous improvement. Key Responsibilities & DutiesCost & Category Management (BOYL-focused)Own total house cost performance for assigned categories across BOYL homes (base + options + site-driven impacts as applicable). Develop and maintain standard BOYL pricing structures (base house, options, allowances, and category budgets) aligned with current market conditions. Identify and execute cost savings opportunities via competitive bidding, cost-modeling, takeoff validation, and standardization-without compromising quality or customer experience. BOYL Bidding, Takeoffs & Plan/Field ValidationGenerate and maintain bid documents for BOYL scopes (including site-driven variability where relevant). Perform post-bid cost analysis and maintain benchmarking across communities/regions and trade partners. Maintain accuracy of category quantities through plan review, takeoff audits, and field verification processes suitable for BOYL (variable sites, access, jurisdictional requirements). Perform or delegate estimating tasks to ensure accurate takeoffs and quantities; validate assumptions with Construction and field teams. Contracts, Scopes & Purchasing System Data IntegrityFormulate and maintain/update contracts, scopes of work, pricing exhibits, and option language in the purchasing system for BOYL offerings. Ensure BOYL-specific contracting reflects: variability by jurisdiction, lead times, site conditions, warranty/quality requirements, and change governance. Maintain clean master data for assigned categories (items, pricing, option descriptions, alternates, rebates/credits). Field Releases, Start Readiness & Change ControlManage and issue field file releases and start readiness milestones (e.g., pricing confirmed, scope confirmed, selections finalized, long-lead items released). Supervise or support the home selection/option process as it transitions from Sales to Operations; ratify and manage change orders per BOYL workflow and customer contract requirements. Collaborate with Construction to support BOYL schedule templates and category-driven lead-time planning. Product, Options, and Customer-Facing Standardization (HomeSights)Champion continuous use of new building products, selections, and colors that fit BOYL customer demand and HQ standards. Manage specifications, option descriptions, and sample/color governance for assigned categories to ensure consistent customer experience across BOYL starts. Partner with Sales/Marketing to ensure BOYL offerings are clearly defined, buildable, and priced correctly. Trade Partner Management (BOYL Network)Recruit, onboard, and negotiate with trade partners capable of supporting BOYL sites (often dispersed and with varying access constraints). Monitor and report trade partner performance, capacity, quality, cycle-time impact, and warranty trends; use data to guide sourcing decisions. Manage compliance with trade agreements and scopes; assist in resolving trade-related issues and conflicts impacting BOYL starts. Leadership & Continuous ImprovementServe as lead agent on select HomeSights/BOYL setup initiatives (new offerings, new scopes, new market expansions, or process improvements). Improve and refine the HQ Rebate program and capture mechanisms to ensure accurate revenue recognition aligned with BOYL product mix. Perform other duties as directed by the Director of Operations. Qualifications & SkillsBachelor's Degree required; MBA or advanced accounting/finance degree preferred. Minimum 3 years related functional experience (purchasing, estimating, construction operations, supply chain, or cost management). Advanced competency in Microsoft Excel (modeling, pivot tables, lookups; ability to work with large datasets); proficiency in Word; SQL capability preferred. Strong business acumen: understands how purchasing decisions impact house cost budgets, margins, and sales pricing, especially in a cost-transparent environment. Demonstrated success negotiating pricing and terms while building vendor partnerships. Ability to thrive in a continuous improvement environment; disciplined with data integrity and process compliance. Strong communication, attention to detail, accountability, and team-first mindset.
