Leasing Coordinator

Description: Essential Duties and Responsibilities: Maintain current listings of properties to ensure that all leasing information is correct with quality photos, and posted on all available sites Ensure properties, common areas and grounds are always in good condition and create a pleasing experience for guests Conduct inspections of units available for leasing and report issues Assist in increasing property traffic and leads for potential tenants using social media and other forms of marketing Respond to inquiries (guest cards) promptly no more than 24 hours from receipt and follow up with all prospects as needed. Record feedback from prospects in property management software and recommend adjustments to Property Operations Manager Show units to prospective tenants at properties Constantly sell property features and services to prospects Screen and process rental applications and submit for approval Maintain thorough knowledge of all properties and the market for other competing properties Convert at the highest rate possible leads to property tours to applications to executed leases Prepare and execute leases and lease renewals Monitor and report leasing numbers, reports, and metrics such as vacancies, rent rolls, move-in/outs, collections, and delinquencies Ensure portfolio occupancy of available units is maximized Work closely with rent collection for timely results and follow up Work with Property Operations Manager for timely advertising of new units and notification on upcoming vacant units Respond to phone calls, texts, and e-mails in a timely fashion Follow and adhere to Company policies, procedures, and guidelines Willing to learn the industry and help us maintain and grow our marketplace position Attend business meetings and trainings as required Perform other administrative tasks and special projects as assigned Experience (preferred or required): High School Diploma required, and/or Associate’s degree preferred 3+ years of experience in apartment/property leasing experience required Ability to work in a time-sensitive role, where tasks must be addressed when received AppFolio Property Management Software experience preferred Strong working knowledge of Google Docs/Suite and MS Office including Word, Excel, Outlook, and PowerPoint required Requirements: Position Requirements and Skills: Professional in attitude and appearance Possess the ability to connect with a variety of personalities Lives out Core values – Service, Teamwork, Resilience, Excellence, Accuracy, Meaningful Extremely strong phone skills – high energy and passion for helping others Ability to use or quickly learn real estate specific CRM and ERP business software Be a team player who thrives working with a tight-knit company where their activities directly affect the bottom line Someone who thinks and acts like an entrepreneur and takes an ownership mentality in all that is done in this position Must be detail oriented and helpful Ability to perform accurate data entry within specified time frames Ability to perform intermediate tasks in the Google Docs/Suite and/or MS Office Suite (Word, Excel, PowerPoint) Outstanding written, grammar, & verbal communication skills with ability to interact with all levels of an organization Must possess excellent organization, problem solving, and planning skills Excellent time management skills and ability to adhere to schedules/deadlines Must be dependable and safety oriented Self-motivated and results driven with proven ability to succeed – wants to grow both professionally and personally Ability to work some nights and weekends as needed Enthusiastic about best possible customer service for clients and customers A role up your sleeves, and all hands-on deck mentality to cross functional tasks and assignments Strong relationship management and the ability to drive multiple tasks to completion successfully Resourceful team player and a positive “can-do” attitude Ability to work in a fast-paced environment Negative pre-employment drug screen and ability to pass criminal background check Good attendance record and limited travel as required PHYSICAL DEMANDS: Lifting/Carrying 0 - 10 lbs = Frequently, 11-20 lbs = Frequently, 21-40 lbs = Occasionally, 41-60lbs = Occasionally, 61-100lbs = Never Pushing/Pulling 0-15lbs = Frequently, 16-30lbs = Frequently, 31-60lbs = Occasionally, 61-100+lbs = Never Bending/Stooping = Frequently Squat/Crouch/Walking Stairs = Frequently Kneel = Frequently Twist/Turn = Frequently Climb = Occasionally Reaching = Frequently Reaching above shoulder = Occasionally Type/Keyboard = Continuously Driving an Automatic = Occasionally Driving a Standard Shift = Never Exposure to different levels of temperature conditions = Occasionally Exposure to various chemicals = Occasionally Exposure to a noisy work environment = Occasionally Exposure to fumes or airborne particles = Occasionally Able to communicate clearly with other employees/vendors (communicate to and receive communication from) = Continuously Vision requirements needed for this job include = 20/20 or corrected In an 8 hour workday, the following require: Sit 6 hours continuously Walk 1 hour periodically Stand 1 hour Periodically Repetitive actions to operate controls with: Both hands Perform simple grasping with: Both hands Perform repetitive motion with: Both hands Other physical demands not listed above = Walking up and down stairs
