ABOUT THIS OPPORTUNITY NNN REIT is seeking an Assistant Property Manager to join our corporate team on site in Downtown Orlando, FL. The right candidate for the job will provide professional support in the management of NNN's real estate portfolio by assisting with the day-to-day operations, tenant relations, and administrative functions of assigned properties. This role partners closely with the Property Manager to ensure efficient property performance and exceptional service to tenants and stakeholders. KEY RESPONSIBILITIES Support the Department Management in overseeing daily operations of properties across the United States, ensuring timely and professional service delivery. Coordinate and monitor maintenance vendors and contractors for repairs and upkeep, maintaining a proactive and service-oriented approach. Solicit and compare bids for repair, maintenance, and capital improvement projects. Assist in administering lease provisions related to property maintenance and compliance. Review and code maintenance invoices for accuracy and payment processing. Maintain and update property maintenance and work order databases. Conduct routine site visits and property inspections. Serve as a liaison to tenants and store managers, ensuring needs are addressed efficiently. Collect and track Certificates of Insurance for all contractors. Assist in preparing annual property budgets and quarterly forecasts. Monitor and report on CAM budgets under Property Manager direction. Research, document, and assist with resolution of property code violations and liens. Review and track tenant alteration requests and coordinate approval documentation. Prepare monthly variance reports comparing actual expenses to budget. Schedule property inspections and obtain bids for deferred maintenance in line with lease terms. Coordinate pre- and post-lease termination inspections and communicate results to tenants. Assist in quarterly reviews of property expense coding for accuracy. Support monthly accrual reporting and distribution set change tracking for accounting. Assist with general facilities requests. Perform additional duties and projects as assigned to support property operations. EDUCATION AND/OR EXPERIENCE Associate degree from an accredited college or university, and 4 + years related experience; or equivalent combination of education and experience.
