POSITION SUMMARY: Ensures the timely and accurate packaging of mortgage loan files by gathering, assembling, verifying and analyzing all documents necessary to create an accurate financial profile of a mortgage loan applicant, prior to releasing the file to underwriting. PRIMARY RESPONSIBILITIES AND ACCOUNTABILITIES: Organizes, scans and uploads all supporting documentation within a file in a consistent manner according to standard procedures. Reviews initial disclosure documentation to ensure proper compliance with Federal regulations. Reviews all proper income, asset and liability documentation necessary to verify the financial strength of residential mortgage loan applicants, including (but not limited to) paystubs, awards letters, income tax returns, bank and/or investment statements, retirement statements, credit reports, title commitments, flood determinations, purchase contracts, appraisals, and property insurance. Assists lenders in obtaining additional supporting documentation including (but not limited to) written or verbal verification of employment, subordination agreements, and credit report supplements. Reviews and verifies information contained within various documents and identifies any potentially fraudulent or suspicious information Analyzes tax returns and calculates income of loan applicants. Processes loan information through the Automated Underwriting System (AUS). Maintains and tracks a mortgage pipeline that assures any pending or outstanding documents are addressed properly and in a timely manner. Assembles and submits properly documented loan files to underwriting. Reviews and addresses underwriting conditions and orders payoffs on refinances. Meets regulatory deadlines and productivity targets. Provides reports and data as requested or required. Protects the confidentiality of information that flows through the department. Contributes ideas toward improving the overall mortgage processing operations function. Demonstrates professional and respectful customer service skills when communicating and interacting with customers. Helps protect the banks best interests in all matters pertaining to mortgage lending operations. Maintains current knowledge of all applicable regulatory guidelines, bank policies and procedures. Performs other duties and functions supporting the mortgage lending business as assigned. EDUCATION, EXPERIENCE AND SKILL REQUIREMENTS: High school diploma required; some post-secondary education preferred. Previous residential mortgage loan processing or banking experience is helpful. Strong computer, mathematical, analytical, organizational and communication skills are necessary. Self-starting and independent work ethic. PHYSICAL REQUIREMENTS: Generally works within a typical office environment with moderate noise levels and temperatures, but requires the ability to adapt to other environments as may be encountered at a customers place of business. Requires the ability to operate all types of electronic office equipment. Generally a sedentary position, but requires the ability to drive and operate a motor vehicle, with occasional standing, walking, lifting, carrying, bending, kneeling, stretching, stooping and manual dexterity using hands and fingers. Requires ability for extensive reading and viewing of paper documents and computer screens.
