This position will manage the design, planning, construction and maintenance of equipment, machinery, buildings, and other facilities. Serve as the primary point of contact for industrial property, including building maintenance, systems, major repairs, projects, and land use issues. As well as, plan, budget and schedule facility modifications including estimates on equipment, labor materials and other related costs. This position is accountable for regulatory compliance, preventative maintenance and required inspections on buildings and building systems, assigning work, and following through to completion. Safety is a top priority and ensuring health, safety and environmental standards are understood and followed is important. Supervise and coordinate the work of employees who repair and maintain building/facility, equipment, and machinery. Overall, ensure proper operation of all aspects of buildings to create an optimal, safe and cost-effective environment for the occupants to function. Job Summary and Job Functions Leadership, Management & Accountability (LMA) Understands, drives, and champions EOS for their department & the company. Manage and oversee operations, maintenance, administration and improvement of properties. Work with other managers and supervisors to plan, schedule and coordinate general maintenance, major repairs, remodeling, equipment relocation or construction projects. Inspect grounds, facilities, and equipment routinely to determine necessity of repairs or maintenance. Inspect and evaluate the physical condition of facilities to determine if improvements are needed. Prepare detailed budgets and financial reports. Plans, budgets, estimates costs and schedules all equipment installations and facility modifications. Guide activities of maintenance team to ensure equipment is maintained in proper working order. Determine schedules, sequences, and assignments for work activities, based on work priority, quantity of equipment and skill of personnel. Work with HR to provide the facilities and maintenance work group employee safety training to prevent, detect and correct unsafe conditions or violations of procedures and safety rules. Work with HR to aid in investigating accidents or injuries within the Facilities and Maintenance work group. Work with HR to inspect or evaluate workplace environments, equipment, or practices to ensure compliance with safety standards and government regulations. Inspect facilities to monitor environmental compliance. Inspects construction and installation progress. Initiate planned maintenance programs for a variety of production equipment. Plan, direct, or coordinate security activities to safeguard company assets, employees, guests, or others on company property. Oversee maintenance of parking lot property. Oversee cleaning and maintenance of the buildings. Guide and coordinate the activities of team and review performance. Monitor and control resources and review expenditures, analyze utility costs, employ energy management best practices. Develop and administer annual budget. Duties, responsibilities and activities may change at any time with or without notice. Requirements: BS Degree in Facilities Management or equivalent. Previous supervisory experience desirable. Requires a minimum of 5 years related experience; previous facility management experience a plus. Certified in OSHA programs and practices strongly preferred. Experience in maintenance trades. Demonstrated mechanical and electrical knowledge and repair abilities (HVAC, electrical, plumbing, etc.). Knowledgeable in all phases of construction and building maintenance. Knowledge of business and management principles involved in strategic planning, resource allocation and coordination of people and resources. Knowledge of relevant laws, legal codes, and government regulations. Knowledge of relevant equipment, policies, procedures, and strategies to promote effective security operations for the protection of people and property. Ability to manage multiple complicated priorities/tasks. Computer literacy with the ability to maintain records including using Microsoft Outlook, Excel and/or Word programs. Ability to use logic and reasoning to identify the strengths and weaknesses of alternative solutions, conclusions or approaches to problems. Understanding of the need to consider the relative costs and benefits of potential actions to choose the most appropriate one. Strong problem-solving skills involving analyzing information and evaluating results to choose the best solution. Effective communication verbally and in writing to internal and external individuals including regulatory agencies. Clear and concise delivery of information to supervisors, co-workers and subordinates by telephone, in written form, e-mail, or in person. Ability to be on feet for long portions of the day as well as occasional lifting or moving of heavy materials in difficult work positions. Lifting could be up to 50 lbs. at a time.
