Real Estate Manager

Compensation
Base Salary: $165,000 – $190,000 annually, depending on experience, paid bi-monthly.
Commission and performance incentives: will be discussed with qualified candidates during the interview process.
Role Summary
The Real Estate Sales Manager is a results-driven, on-the-ground sales leader responsible for executing residential sales strategy across development projects in La Quinta, CA and Los Cabos, Mexico .
This role works closely with the Director of Marketing and external sales and marketing partners to drive absorption, support onsite sales teams, manage broker relationships, and execute pricing and release strategies.
This is a highly performance-oriented role designed for a sales professional with strong market knowledge, negotiation expertise, and the ability to operate autonomously while remaining fully integrated with leadership and operational teams.
The ideal candidate is entrepreneurial yet structured, market-savvy, disciplined in pipeline management, and comfortable managing transactions from initial buyer engagement through closing .
Key Responsibilities
Manage the performance of onsite sales personnel at assigned projects
Lead strategy calls to optimize sales activity and performance
Provide guidance and coaching to sales teams to drive results
Lead on-site and remote buyer presentations and property tours
Negotiate and execute purchase agreements within approved pricing parameters
Manage the full transaction lifecycle from prospect engagement through closing
Maintain accurate CRM records and sales pipeline forecasting
Coordinate with escrow, legal, finance, and development teams to ensure smooth closings
Local Market & Broker Network Development
Build and maintain relationships with local brokers and referral partners in Coachella Valley and Los Cabos
Represent the company at industry and community events
Provide real-time market intelligence on buyer trends, pricing, and competitive positioning
Identify opportunities to improve absorption pace and optimize pricing strategy
Collaboration with Marketing & Leadership
Partner closely with the Director of Marketing to align campaigns with sales performance
Provide feedback on lead quality, messaging effectiveness, and buyer objections
Support project launches, sales releases, and demand-generation initiatives
Participate in leadership and sales strategy meetings
Performance & Reporting
Deliver weekly and monthly sales performance updates
Maintain absorption forecasts and revenue projections
Track executed contracts against sales targets and project budgets
Contribute to strategic planning discussions with leadership
Brand & Operational Integration
Serve as a representative of the company at project locations
Utilize company systems including CRM and internal communication platforms
Maintain confidentiality and adhere to operational policies and standards
Qualifications & Experience
Education & Licensing
Professional Experience
7+ years of residential real estate sales experience
Proven success in resort, luxury, or master-planned community environments
Experience working within structured development sales organizations preferred
Experience with multi-million dollar home site sales is a major plus
Demonstrated ability to negotiate and close complex real estate transactions
Strong understanding of pricing strategy, absorption pacing, and buyer behavior
Technical Skills
CRM proficiency required (Hubspot experience ideal)
Strong pipeline management and forecasting capabilities
Industry Background
Experience in resort residential, second-home, or lifestyle communities highly preferred
Travel Requirement
This role is based in San Diego or Los Angeles and requires regular travel to project locations, including Palm Springs, CA and Los Cabos, Mexico. Candidates must have the ability and willingness to travel as needed to support sales operations, client engagement, and project launches.
Physical Requirements
Ability to stand, walk, and conduct property tours for extended periods
Ability to travel frequently, including domestic and international travel
Ability to attend in-person meetings, site visits, and community events
Ability to lift, push, and carry up to 40 lbs
