Job Description ObjectiveThe Director of Preconstruction will support the Market VP in overall market growth (revenue and profit) related to Modern’s areas of expertise. This role will focus heavily on Preconstruction and Business Development activities. This role has a direct impact on realizing Modern’s vision of ‘Building for the Next Generation’ by implementing its mission of ‘Growth Through Exceptional Delivery’.This role is also responsible for taking care of Modern’s customers and being the face of Modern to the local community by building strong relationships and rapport with others.The Director of Preconstruction upholds Modern’s Core Values of Integrity, Service, Leadership, Empowerment, and Innovation while demonstrating a dedicated and results-driven work ethic. This individual demonstrates a commitment to building strong internal and external relationships.Essential Duties and ResponsibilitiesPreconstructionLead all preconstruction activities in the market, ensuring accurate cost planning, estimating, and budgeting.Oversee conceptual, schematic, and detailed estimates, including cost modeling and value engineeringCollaborate with design teams to optimize constructability, cost efficiency, and schedule performance.Manage subcontractor and supplier engagement during preconstruction, including bid leveling and scope alignment.Establish project schedules and milestones during preconstruction to support successful execution.Business DevelopmentDrive backlog growth by identifying, pursuing, and securing new project opportunities within the market.Build and maintain strong client relationships, acting as a trusted advisor during early project stages.Lead proposal development, interview strategy, and presentation delivery to win work.Partner with leadership team to define market strategy, target clients, and expansion initiatives.Track market trends, competitor activity, and emerging opportunities to inform business decisions.Revenue and Profit ContributionDrive business development efforts in securing adequate backlog to support on-going business operations and profitabilityHelp to develop business plan budget and track performance vs actual results to ensure market team is on track to deliver to planMonitor overhead efficiency by tracking budgeted overhead to actual overhead expendituresManage indirect costs to ensure overhead alignment with volumeAssist in managing positive cash flowCollaborate with Market VP to monitor margin gain and fade, maximizing gain and minimizing fadeMonitor and take corrective action where necessary to ensure high levels of productivityLabor productivityGeneral conditions productivityEquipment utilization (where applicable)Risk ManagementComplete contract reviews on all major projects ($500K or above)Execute work safely by collaborating with Safety DepartmentEnsure all subcontractors in use have appropriate insurance and contractsIndustry and Community LeadershipParticipate in association training, social and networking eventsActive community involvement in the form of volunteering, board seats, etc.Active participation in trade associationsMaintain positive labor relations with all unionsProcess ComplianceDemonstrate consistent application and high quality outcomes of critical preplanning process and toolsFamiliarize and eventually complete monthly WIP cost projection reviewHelp to ensure timely and comprehensive change controlLearn and ensure a high level of utilization with Vista and other project management technologiesEnsure adequate monthly billingEnsure timely collectionsDeliver project to customers with a high level of quality and customer satisfactionPersonnel and RecruitingEstablish context for the work of individual team membersCoach team members in task assignmentsCoach groups of team members in project task assignmentsAssess the effectiveness of individual team members related to work (problem solving, decision making, etc.) and make necessary promotions, moves to other opportunitiesDevelop team members for career growth and retentionDemonstrate Company Values and CultureDemonstrate a commitment to building strong internal and external relationshipsExhibit an orientation toward a performance-based culture and resultsAct with professionalism in all endeavorsStrive for continuous improvements in all aspects of your jobActively engage in your industry and communityRequired Knowledge, Skills, and AbilitiesExtensive experience in leading teams to deliver customer and company success through strong communication and accountabilityExtensive experience with project management practices and skills to grow internal team to meet and exceed customer/project expectationsStrong business acumen and ability to learn about Modern and its servicesBaseline understanding of construction financials and areas to own and impactEffective written and verbal communication skills, both professional and interpersonalThe ability to work both independently and within a teamA responsible, organized, and detail-oriented mindsetRefined time management skills and the ability to multi-taskAdvanced critical thinking and problem-solving skillsStrong communication skillset across all communication channels with an ability to respond urgently to emerging needs while empowering others to tackle daily tasks or projectsA strong affinity to driving process and accountability for people across the organization to improve performance in all areas Supervisory ResponsibilitiesCollaborate with Market VP, project management team, field foremen, project administrative staff, and other operational support teams across Modern;
