About the Role The Area Sales Manager is a key leader within the sales organization, responsible for driving sales strategy and performance across multiple active residential communities. This role oversees a team of new home sales consultants, manages community-level performance, and partners closely with division leadership to support growth initiatives, new community launches, and overall market expansion. It requires strong ownership of sales results, team development, and the ability to operate effectively across multiple locations. A critical component of this position is leading and developing high-performing sales teams while maintaining strong visibility into local market trends, buyer behavior, and competitive activity. Responsibilities Sales Performance & Execution: Lead and optimize sales performance across multiple active communities. Develop and manage sales strategies, absorption goals, and community pacing to ensure alignment with division objectives. Team Leadership & Development: Recruit, train, coach, and develop new home sales consultants. Establish clear expectations, provide ongoing feedback, and build a high-performing sales culture. Market Analysis & Competitive Positioning: Analyze local market conditions, buyer trends, pricing, and competitor activity. Partner with leadership to recommend positioning strategies and adjustments that improve performance. Community Launch Coordination: Collaborate with Marketing, Construction, and Division leadership on new community launches, grand openings, and sales pacing strategies. Reporting & Forecasting: Prepare weekly sales reports, forecasts, and KPI dashboards for senior leadership. Maintain clear visibility into sales pipeline activity and community-level performance. Customer Experience Oversight: Ensure exceptional customer experience standards across all communities. Maintain strict adherence to company sales processes, reporting requirements, and brand standards. Cross-Functional Collaboration: Partner closely with Construction, Operations, Marketing, and Division leadership to ensure sales goals are aligned with production schedules and broader business objectives. Qualifications 7+ years of experience in new home sales, residential homebuilding, or related sales leadership. Strong understanding of the Dallas housing market, buyer demographics, and competitive landscape. Proven experience leading sales teams or overseeing multiple active communities. Demonstrated ability to coach, motivate, and scale high-performing sales consultants in a production homebuilding environment. Bachelor’s degree preferred, or equivalent industry experience. Skills & Competencies Strong people leader with a hands-on coaching style. Highly organized with strong project management and team leadership capabilities. Strategic thinker with expertise in pricing, market analysis, and competitive positioning. Excellent written and verbal communication skills. Proficient in CRM reporting, forecasting, and data-driven decision-making. Collaborative, proactive, and comfortable operating with autonomy. Skills & Competencies Confident public speaker with the ability to present to municipal boards and community stakeholders. Strong relationship-builder with local governments and agencies. Highly organized with strong project management capabilities. Strategic thinker with the ability to navigate complex approval processes.
