Turelk offers several medical plan options (we pay 100% of the employee premium for the HMO plan), dental, vision, life insurance and healthcare and dependent care FSA (flex spending) plans.Plan for your future with our Traditional and Roth 401(k) plans, both featuring a 2% employer match.What You'll DoPre-Construction:Review all construction documents (specifications, addendums, etc.).Assist in budget and proposal preparation.Review preliminary bid construction schedule.Project Management:Overall project accountability ensuring project completion within scope, schedule, and budget.Analyze and oversee bidding, scope review, proposals and subcontract awardsDevelop job kits, assign costs to codes, and issue purchase orders.Coordinate approval of submittals and shop drawings.Ensure accurate review and processing of project documentation (change orders, RFIs).Track project costs and manage the change order process for subcontractors and owners.Collaborate with Accounting to initiate pay apps and ensure timely payments.Manage punch list completion and finalize paperwork for project acceptance.Ensure strict adherence to ethics and compliance requirements.Keep management informed on all ongoing projects through bi-weekly scheduled PM Meetings.Coordinate and review the project schedule with the Superintendent.Team Leadership:Lead the project construction team, coordinating daily with the Superintendent and subcontractorsConduct regular jobsite visits and lead weekly jobsite meetingsMentor and support Project Engineers, fostering professionalism and career growth.Business Development:Develop relationships with clients, architects, engineers, tenants and subcontractors.Facilitate occasional outside activities with clients to strengthen relationships.Ensure high customer satisfaction to secure future business.Actively pursue new project opportunitiesEssentials For SuccessBachelor’s degree in construction management, engineering or related field preferred but not required.Minimum 5 years of experience running multiple complex, Tenant Improvement Projects in Commercial Construction.Experience with structural, sitework, high rise and tenant improvement projects.Strong organizational and communication skills, including effective listening skills, with the proven capacity to lead and motivate teams.Thorough understanding of estimating and budgeting, with the ability to track, forecast and present financial reports.Thrive in a collaborative and fast-paced environment, embracing challenges with a proactive and solution-oriented approach.Extensive knowledge of building codes, OSHA regulations, project schedules, submittals, RFIs and accounting principlesAbility to read and interpret blueprints, schematics, technical drawingsProficient in using project management software (Microsoft Project, Procore, etc) and other tools (Microsoft Suite)Commitment to upholding Turelk's values.OSHA 30 certification required within 30 days of hireFirst Aid/CPR and Harassment Prevention certifications preferred (training provided in these areas upon hiring if necessary)Physical Requirements:May be required to sit or stand for extended periods of time while working at a computer, attending job meetings, or performing other job-related tasks.May be required to travel job sites as needed which may involve driving, walking on uneven surfaces, climbing ladders or stairs, and exposure to construction hazardsThe Project Manager may be required to visit job sites or travel to meet with clients or stakeholders.May be required to lift and carry boxes, project plans and files or other materials weighing up to 20 pounds.May be required to work long hours during periods of high demandCompany DescriptionTurelk, Inc. is proud to be Southern California’s premier Tenant Improvement Contractor.
