Overview
This is a hybrid role - 2 days remote and 3 days in the Malvern, PA office.
CubeSmart is seeking to hire a Real Estate Acquisitions Analyst to join the Investments team at our corporate office in Malvern, PA. The Real Estate Acquisitions Analyst supports the company's investment and external growth initiatives by underwriting self-storage facilities and providing market research and support throughout the acquisition and disposition process.

Responsibilities
Underwriting Acquisition Opportunities
Understands and employs various methods to value commercial real estate – cap rates, NPVs, IRR's, etc.
Analyzes income statements and other financial and operational reports
Understands and assesses demand and demographic drivers that are inherent to a successful real estate investment project
Uses various resources – internal and external – to gather necessary information to value opportunities
Synthesizes findings into robust financial projection and valuation models
Presents findings and recommendations to senior members of the Investments team
Market Research
Monitors and tracks self-storage supply in target markets
Utilizes numerous systems to research property/ownership information for acquisition opportunities
Provides insight into market dynamics and fundamentals to identify and target opportunities with outsized return potential
Reviews potential disposition targets within the owned portfolio to determine opportunities to recycle capital
Acquisition & Disposition Process Support
Manages tools to track and prioritize investment opportunities and acquisition efforts
Assists with the preparation of Investment Committee materials, including slides and analysis summaries
Provides support during the due diligence process to make sure all materials are received, and helps resolve any issues that arise during the diligence process
Company Investment & Growth Initiatives
Monitors and maintains a portfolio evaluation model which tracks and ranks company real estate assets
Develops tools and techniques that make deal screening and the underwriting processes more efficient, using a combination of internal and external systems and data
Completes a broad range of ad hoc analysis in support of strategic departmental and company initiatives.
Maintains and organizes a streamlined database of historical deals and related underwriting and analysis
Qualifications
Bachelor's Degree; concentration in finance or real estate preferable
Two or more years in commercial real estate acquisition or finance role preferable; storage experience preferable but not mandatory
Advanced Excel and real estate financial modeling skills
Experience with GIS and/or mapping software
Thorough understanding of financial statements
Strong attention to detail and organization
The ability to manage multiple projects at once and shift priorities as needed
Excellent oral & written communication skills
