Overtime pay is provided for on-call hours workedExplore Townfair Apartments: https://www.townfairipgliving.com/Explore Waverly Gardens Apartments: https://www.waverlygardensipgliving.com/Position Summary:We are seeking a dedicated Floating Maintenance Technician to join our team and provide exceptional maintenance support at two conventional multifamily communities, Townfair Apartments (265 units) located in Gresham, OR, and Waverly Gardens (146 units) located in Portland, OR. As a part of a community-focused team, you will play a vital role in serving residents with care, responding to service requests promptly and professionally, and take pride in maintaining the property to the highest standards. This position involves performing technical and mechanical work that ensures the physical appearance of the buildings, grounds, amenities, and common areas of the property meet the Company's standards for cleanliness, appearance, safety, and overall functionality.How you will make an impact:Represent Investment Property Group in a positive and professional manner at all timesComplete assigned work orders and preventative maintenance on the property by diagnosing the source of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirementsFollow procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the property's maintenance department by tracking inventory used, returning unused items to the established location, and notifying the maintenance supervisor about re-ordering needsPerform general community and facilities maintenance under minimum supervision in a manner that meets optimum quality and efficient productionPromote positive, proactive resident relations by demonstrating fair, and consistent treatment during all resident interactionsAssist with inspections and upkeep of the property and all common areas daily to detect maintenance problems that require attentionFollow a preventative maintenance scheduleContribute to the achievement of occupancy goals and promote quality living experience for residents by effectively performing maintenance tasksServe as a resource for management and assistant in the development and communication of more efficient methods of maintaining the apartment communityParticipate in after-hour and emergency coverage rotation schedule. RequirementsQualifications & Requirements:1+ years' experience as a Maintenance Technician at a multifamily community of 100+ unitsStrong interpersonal skills with the ability to foster positive relationships with residents and collaborate effectively with team membersSuperior customer service, attention to detail, time management, and problem-solving skillsMust be able to respond to after-hour emergencies as needed and participate in on-call rotation scheduleExperience and knowledge of plumbing, HVAC, and appliance repairs (stoves, refrigerators, washer, dryers, etc.)Employees must supply their own hand tools and possess knowledge and skills in the safe use and maintenance of hand tools, power tools, mechanical equipment and measuring devices.
