Maintenance TechnicianJob Type: Full-TimePay: $22.50/hourSummaryThe Maintenance Technician performs skilled and semi-skilled maintenance, repair, and janitorial duties to ensure the property is safe, clean, and fully operational. This role handles work orders, preventative maintenance, vendor coordination, and apartment turnovers while maintaining compliance with safety and regulatory standards. Reports to the Property Manager or Maintenance Supervisor.Key ResponsibilitiesComplete daily work orders and preventative maintenance tasks.Perform general maintenance including carpentry, plumbing, electrical, HVAC, painting, and appliance repair.Prepare vacant apartments for market-ready condition (cleaning, painting, minor repairs).Maintain common areas, grounds, parking lots, and trash areas.Supervise vendors and contractors as needed.Track maintenance activities, inventories, and equipment schedules.Assist with inspections and ensure compliance with OSHA, HUD, ADA, and Fair Housing standards.Set up common areas for meetings or special events.Perform other maintenance-related duties as assigned.QualificationsHigh School Diploma or GED.Minimum 1 year of experience in general building maintenance or skilled trades.Technical or trade training preferred.Valid Florida driver's license with a clean driving record.Ability to operate power tools and equipment safely.Strong organizational, communication, and problem-solving skills.Physical RequirementsAbility to lift up to 50 lbs.Frequent standing, walking, bending, and stooping.Availability to work evenings, weekends, and extended hours as needed
