osition: Building MaintenanceLocation: St. Petersburg, FL 33705Shift time: 8.00AM to 5.00PM (Monday through Friday)Qualifications/Requirements EducationHigh School Diploma/GED (beneficial) Work Experience: 1-3 years of prior maintenance experience required.Licenses/Certifications: HVAC certification preferred, valid driver's license with insurance required. valid driver's license may be required by property.Minimum Tools Required Standard tools: hammer, screwdrivers, pliers, wrenches, etc.Primary Responsibilities• Troubleshoot work orders daily for residents prioritizing the service requests and ensuring they are completed in a timely fashion.• Prepare vacant units for new residents ensuring that the unit meets the company standards/checklist.• Maintain the exterior grounds of the property and conduct seasonal duties such as snow removal or pool maintenance.• Conduct walk-through of the entire property to ensure everything is in working order; if not, take the appropriate ste• Stay knowledgeable of the property market status• Provide information on all aspects of properties (expansion, zoning, crime, etc....)• Negotiate leasing terms and conditions and close deals• Ensure proper maintenance and inspect properties periodicallyEssential Skills and Abilities:• General office duties include answering phones, creating memos, email correspondence and knowledge of HUD regulations/policies.• Ability to use statistical data for the recertification process, ability to determine resident turnover and reasons why residents are moving, ability to determine resident needs.• Ability to communicate with residents, other site-level staff, corporate office staff, vendors, and contractors.• Ability to organize and maintain tenant files, coordinate monthly activities and maintain waiting lists.• Ability to design flyers, calendars, bulletin boards, activities and forms; ability to promote property through marketing and leasing efforts.• Ability to motivate others and operate as a team; ability to take initiative and delegate work to others; ability to handle emergency situations.• Ability to calculate social security rates, rent payments, and prorates; ability to maintain purchasing and declining balances.• Computer Skills: Outlook, Excel, Word, Internet, One-Site.
