Regional Maintenance Manager (Multifamily Experience Required) Fort Worth, TX
Olympus Property is currently looking for a Regional Maintenance Manager with established experience in the multifamily industry to lead a regional group of Groundskeepers, Housekeepers, Make Ready Technicians, Maintenance Technicians, and Lead Maintenance Technicians.
This role is based out of Fort Worth, TX and requires residency in or near Dallas‑Fort Worth, or willingness to relocate.
Responsibilities Meets regularly with SVP, Operations and Director, Regional Maintenance to discuss current maintenance needs.
Improves bench strength of maintenance positions through excellent leadership, training, inspections and mentoring.
Supports and has significant influence in the sourcing, interviewing, hiring, managing and training Regional Maintenance Technicians.
Supports and influences the interviewing, hiring, and training of site team maintenance team members. Contributes feedback on performance to site team Business Managers relative to site team maintenance employees.
Visits properties and conducts periodic inspections to review, in detail, the property’s common areas, maintenance shop and other areas. Target is to visit each property twice per year.
Partners with Director, Regional Maintenance in developing training tools in support of Maintenance needs and initiatives. Provides technical training and support, both on‑site and virtually, for maintenance staff members. Training to include, but not limited to policy and procedures, One‑site and budgeting.
Develops and implements a preventative maintenance program and audits properties’ adherence to the program.
Assesses maintenance metrics (i.e. – service requests timing, unit availability/turnaround) and works with Lead Maintenance, Business Manager and Regional Managers in developing solutions to increase productivity.
Evaluates, develops and recommends maintenance policies that will ensure compliance of federal regulations, safety standards and process efficiencies.
Reviews property upgrades and works with Business Manager to ensure proper tracking and expense management.
Assists Regional Managers in partnering with vendors to ensure best practices and pricing for regions.
Works with Property and Regional Managers, HR and Safety team towards identifying and resolving safety concerns, thus reducing worker’s compensation exposure.
Periodically assists property teams with needed support by providing on‑the‑job training while accomplishing tasks.
Performs other duties as assigned.
Experience: Generally 5-7+ years in multifamily facility operations.
Technical Proficiency: Expertise in building automation systems (BAS) and Computerized Maintenance Management Systems (CMMS). Proficiency with Microsoft Office applications, including Outlook, MS Word and Internet.
Certifications: Professional credentials like the Certified Facility Manager (CFM) or Facility Management Professional (FMP) are highly preferred.
Physical Demands Occasionally lift and/or move up to 50 pounds.
Manual dexterity - the ability to quickly move the hand, hand together with the arm, or both hands to grasp, manipulate, handle, install, position, move, manipulate, or assemble.
Multi‑limb coordination - the ability to coordinate two or more limbs (for example, two arms, two legs, or one leg and one arm) while sitting, standing, or lying down. It does not involve performing the activities while the whole body is in motion.
Finger dexterity - the ability to make precisely coordinated movements of the fingers of one or both hands to grasp, manipulate, or assemble very small objects.
Static strength - the ability to exert maximum muscle force to lift, push, pull, or carry objects.
Excellent communication skills, both oral and written.
Excellent troubleshooting ability.
Ability to see the big picture and make strategic recommendations with regard to solving problems, selecting vendors, etc.

Salary Salary range for this role (depending upon location, experience, etc.): $105,000 - 115,000 per year
