Maintenance Director (Full-Time) - Richland Square

A great Maintenance Director will have a solid understanding of plumbing and electrical systems as well as carpentry and other crafts. They will be well-versed in all maintenance process and health and safety regulations. With our innovative technology and user-friendly interface, we are reshaping the world of payroll!ResponsibilitiesResponsible for direct supervision of the maintenance and housekeeping staff, to include hiring, training, evaluating performance, resolving disciplinary issues and terminationsDirects associates engaged in the maintenance and upkeep of the interior and exterior of the community. Inspects completed work for conformance to standards and policiesOversees scheduled regulatory maintenance on: H.V.A.C., elevator, fire and sprinkler equipment, generator, landscape, kitchen equipment, and Help Call SystemsPrioritizes and executes maintenance repair requests by residents in their apartmentsHands on approach to repairs and maintenance of building including refreshing vacant rooms in a timely manner. This includes painting and cleaning carpets. Assures that walls, floor coverings, doors, and woodwork in the common areas of the community are properly maintainedMaintains positive communication with local fire marshal, building inspector, state elevator inspector, and any other jurisdictions governing the communityAssesses all plumbing and electrical problems within the community and determines the best course of action to correct the problem. Works within the legal scope of local and state codesSubject matter expert on all Physical Plant Systems including but not limited to, HVAC, plumbing, electrical, elevator, life safety systems, landscaping, kitchen equipment, and emergency systemsResponds appropriately to resident or community emergencies by assisting as needResponsible for managing the Computerized Preventative Maintenance ProgramWorks with Local and Regional Team to Identify capital projects year over yearRequirementsSeven plus years of hands on building maintenance and facilities management experience, preferably in a senior living or multi-family environmentA valid driver's license for occasional transportation supportHVAC & Mechanical Experience is preferredExperience managing staff and budgets is requiredA high School diploma or GED acceptedTo be successful you will need to have the ability to handle multiple priorities, possess written and verbal skills for effective communication, be competent in organizational, time management skills and demonstrate good judgment, problem solving and decision-making skillsYou will also need to demonstrate your ability to serve seniors in a team environmentBenefitsHealth Care Plan (Medical, Dental & Vision)Retirement Plan (401k)PTO for full time positionsShort & Long Term Disability InsuranceLife InsuranceCareer Advancement Opportunities#HPC
