Maintenance Runner

DescriptionJOB OVERVIEWThe Maintenance Runner is a highly visible team member responsible for preserving resort appearance, comfort, safety, and overall guest experience. This role requires a friendly, professional individual who understands that maintenance excellence directly impacts first impressions and guest satisfaction. The Maintenance Runner requires basic knowledge of HVAC, plumbing, and electrical. This position requires occasional lifting to 50 pounds with frequent and prolonged periods of walking, climbing, lifting, bending, kneeling, and standing. The Maintenance Runner ensures the resort remains functional and guest ready while delivering courteous and professional interactions with guests and colleagues. ESSENTIAL DUTIES AND RESPONSIBILITIES• Complete the basic Grounds Custodian responsibilities in their absence including but not limited to property walks to identify and address cleanliness, maintain patio and outdoor gathering areas by setting umbrellas and arranging cleaning furniture, and emptying and disposing of trash. • Must be a self-starter and motivated team player who takes ownership of property condition and first impressions. • Provide your own basic hand tools; company supplies power tools. • Utilize company phone-based service software to receive, update, and complete work orders in a timely and accurate manner. • Promptly respond to service orders with professionalism and urgency, completing tasks such as unclogging drains, changing light bulbs, painting, sheetrock repair, and general property and equipment repairs. • Conduct routine property walks inside and outside to proactively identify maintenance issues; immediately repair or report all findings. • During high occupancy periods, complete mini-PMs upon guest checkouts to ensure rooms are guest-ready and meet quality expectations. • Perform preventative maintenance in guest rooms and on equipment according to schedule and standards. • Complete monthly PTAC filter cleaning, exhaust fan cleaning, and balcony light cleaning. • Clean ice machine bins, trays, and drains to maintain sanitation standards. • Perform paint touch-ups in hallways, elevators, door frames, and public areas to preserve an upscale appearance. • Clean laundry vent screens and bags. • Replace and clean hallway AC filters according to schedule and standards. • Maintain a clean, organized, and safe work environment. • Maintain a flexible schedule based on operating demands of the resort, including required availability on weekends, holidays, and peak occupancy periods. • Perform additional duties as assigned by the Supervisor or General Manager. EXPERIENCE• Valid Driver's License and Clean MVR (Required) • Customer service: 6 months (Required) • Maintenance experience: 1 year (Required) • Basic knowledge of HVAC, plumbing, and electrical systems (Required)
