We take pride in all we do and in our Associates which is why we offer competitive pay and compensation, benefits, growth opportunities, and more!The Facility Technician will perform operation, maintenance and repairs to HVAC, mechanical, fire protection, structural, plumbing, electrical, carpentry, furnishings and finishes and manage the contracts associated with these trades reporting directly to the Facilities Manager.ESSENTIAL DUTIES & RESPONSIBILITIESInclude the following:Monitors & performs preventive and corrective maintenance of building, heating, ventilation and air conditioning systems. May perform various mechanical functions associated with diagnostics, dismantling and repair of equipment. Adjusts thermostats and air diffusers as required.Repairs or replaces motors, damaged electrical components, controls, lamps, and ballasts in all parts of the building as needed. Tightens/replaces damaged/loose receptacles, switches if needed, and resets breakers.Replaces and/or realigns pumps in mechanical system. Repairs plumbing leaks, unclogs drains and maintains faucets, commode valves, and sinks.Performs maintenance and repair on building components to include but not limited to: doors, door hardware, and drywall, wall framing systems, suspended ceilings, entry systems and floor covering systems.Performs and coordinates contractor inspections, maintenance and repair of life safety systems to include but not limited to fire extinguishers, fire pumps, fire sprinkler systems, emergency lighting and power generators, back-up power systems and elevators to ensure good working order. Coordinate NFPA 25, 72 and 2001 inspections, annual backflow preventer inspection and annual Generator PM and Load bank inspection.Oversees contract building service subcontractors, informing management of problems as they are anticipated or develop.Performs periodic inspections of buildings system and effectively documents all discrepancies.May use building automation system for monitoring and controlling building systems and adjusts set points and flows in controls system (as required).Use a variety of hand-tools and computers/devices for performing and recording work.Participates in setup and management of Computer Maintenance Management System.Performs routine moving of furniture and equipment as needed.Adheres to safety policies, industrial practices.Performs other duties assigned, including emergency call-in.Ensure compliance with federal, state, and local laws, legal regulations, and recommended best practices.Collaborate with all Associates to uphold the company’s mission and values.Must be able to work overtime/weekends as required.Must be able to work an on-call basis periodically.SKILLS & QUALIFICATIONSAssociate's degree (A.A.) or equivalent from two-year college or technical school in HVAC, Computer Science or Computer Science related field3+ years of operation, maintenance and repair in industrial HVAC systems related experience; preferably Trane and Tracer systems3+ years of of experience in technical/leadership experience in operation, maintenance and repair of facilities and building equipment and systemsProficiency with computer devices (including laptops, tablets, and smart phones) and working knowledge of Microsoft Office, Adobe Acrobat, and Apple iOS softwareProficiency with applicable maintenance tools, connected login, and operational renderingsAbility to pass drug screeningAbility to prove US employment eligibilityMust possess a valid driver’s licensePHYSICAL DEMANDS & ENVIRONMENTAL EXPOSUREThe physical demands and environmental exposure described here are representative of those that must be met to successfully perform the essential functions of this job.
