Industrial Property Manager (Tampa)
Our client in the Commercial Real Estate investment space is looking for and Industrial Property Manager to join their team. This role is primarily field-based and requires frequent site visits to ensure asset performance, tenant satisfaction, and property condition meet ownership objectives. Must be based in the Tampa, Lakeland or Clearwater areaKey Responsibilities1. Portfolio Operations & Asset OversightManage a diverse set of industrial properties, including warehouses, distribution facilities, and street‐level retail spaces.Perform routine site visits to verify that buildings are maintained to organizational standards.Direct preventative maintenance efforts and conduct periodic condition evaluations.Identify operational or physical improvements that can enhance asset value.Ensure adherence to lease obligations, regulatory requirements, and safety protocols.2. Tenant Relations & Lease AdministrationAct as the primary point of contact for tenants, fostering strong and professional relationships.Coordinate all aspects of tenant occupancy, including move‐ins, move‐outs, and space expansions.Enforce lease provisions related to payments, reconciliations, and performance issues.Collaborate with leasing teams on renewals, negotiations, and tenant build‐outs.Address tenant service needs promptly and ensure issues are resolved effectively.3. Financial ManagementDevelop and oversee annual operating budgets for assigned properties.Track monthly financial results and prepare variance analyses.Manage operating expense reconciliations and recovery processes.Review and approve invoices while maintaining accurate accounts payable workflows.Assist with planning and monitoring capital expenditures.4. Vendor & Contract ManagementSolicit proposals and negotiate agreements for property services.Supervise third‐party service providers and contractors.Ensure work is completed within scope, on schedule, and at expected quality levels.Maintain contract documentation and verify insurance compliance.5. Capital Projects & ImprovementsLead tenant improvement and capital upgrade initiatives.Coordinate with construction teams, engineers, and external consultants.Monitor project budgets, schedules, and deliverables to ensure successful completion.6. Compliance & Risk ManagementEnsure all properties meet applicable local, state, and federal requirements.Oversee inspections and reporting for life‐safety systems.Manage environmental compliance matters relevant to industrial assets.Implement risk‐management practices and maintain required insurance documentation.QualificationsBachelor's degree in Real Estate, Business, Finance, or a related discipline preferred.At least seven years of experience in commercial property management, including direct oversight of industrial assets.Strong understanding of lease structures, CAM processes, and financial reporting.Experience managing multiple properties across different markets.Proficiency with property management platforms such as Yardi.Demonstrated negotiation and vendor‐management capabilities.Ability to operate independently in a field‐based role.
