Job Title: Maintenance TechnicianLocation: Los Angeles, CA 90018Salary Range: $26.00 - $27.00 HourlyPosition Type: Full TimeJob Shift: DayDescription Position Overview The Maintenance Technician plays a vital role in maintaining the condition and appearance of our 196-unit Independence Square Apartments in Los Angeles, CA , ensuring that all interior and exterior areas remain in excellent shape.Responsibilities include performing maintenance tasks that preserve the buildings, fixtures, and resident spaces. This role requires strong customer service skills, the ability to manage multiple tasks, and adaptability to changing priorities.Daily duties include completing work orders involving electrical, plumbing, basic HVAC, appliance repair, and carpentry ; preparing units for new residents; performing janitorial tasks; and maintaining common areas and the leasing office. The technician also participates in an on-call rotation for after-hours emergencies and may occasionally assist at nearby sister properties. Use of a personal cell phone is required, with a monthly reimbursement provided.What We Offer Competitive pay: $26.00$27.00 per hourFull-time schedule: MondayFriday, 8:00 AM5:00 PM onsiteOn-call for after-hours emergenciesMedical, Dental, Vision, Life Insurance401(k) with employer matchPaid vacation and 15 paid company holidaysKey Responsibilities Inspect property and equipment daily to determine maintenance needsRespond to service requests promptly and professionally, following Fair Housing guidelinesDocument work performed, parts used, disposition, and time spentImplement and supervise preventative maintenance programsReview and update maintenance schedules (HVAC filters, fire detector batteries, gutters, leaks)Submit monthly property safety inspection reportsAssist with apartment turnovers, repairs, and renovationsObtain bids for additional work from outside contractorsDirect and verify contracted projects for compliancePurchase and maintain records of building and maintenance supplies, machinery, and equipmentUtilize safety equipment and follow safety protocolsCompile records of labor and material costs; issue cost reportsAssemble and analyze contract bids; submit recommendationsRespond to emergency calls 24/7 on a rotating basisCoordinate on-call coverage when unavailable; notify supervisor and sister property managerSupport office staff in efforts to maintain safety and securityKeep maintenance shop neat and organized; maintain company tools and equipmentMeet and interact professionally with community residentsAssess situations requiring assistance or specialized equipment and respond appropriatelyCommunicate effectively with Property Manager daily to ensure objectives are metTroubleshoot and repair HVAC, appliances, electrical, plumbing, carpentry, and sheetrock issuesRe-key locks and cut keysPerform janitorial tasks to maintain property cleanlinessMonitor inventory and order supplies as neededOperate power machinery safelyDrive to local areas when necessaryKeep cell phone on during working hours and while on callKnow property rules and regulations; report non-complianceReview and respond to emails daily within 24 hoursPerform other related duties as assignedRemain flexible regarding work location and availabilityQualifications High School Diploma or equivalentMinimum of 1 year relevant experience or apartment maintenance experienceOn-call and weekend service experienceEffective written and verbal communication skills in EnglishStrong customer service, communication, and interpersonal skillsProven experience in electrical, plumbing, appliance repairsExperience as a janitor/porterAbility to handle heavy equipment and machineryKnowledge of cleaning chemicals and suppliesFamiliarity with Safety Data SheetsMust have own transportation ( Federal mileage rates and guidelines apply )Valid drivers license and current auto insurance ( Motor vehicle report review required )Must pass background and drug screening ( a conviction will not automatically disqualify you )Only qualified candidates will be contactedAbout Us WSH Management has managed senior and multifamily properties since we began operations over 20 years ago and are very experienced in the management of both affordable and market rate apartment communities.
